Barnstable County's Houses, Town by Town
Census figures put the median year built in every Barnstable County town between 1970 and 1987, yet a Bourne house from before 1940 and a Mashpee house built since 2000 need different work. Modern Remodeling plans each Cape job around the house and tells you what it needs.
Where the older Cape houses sit
Bourne has the largest share of old housing in the county: census figures show about 17 percent of its homes were built before 1940. Truro, Orleans and Wellfleet each sit near 15 percent, with Chatham and Harwich close behind at about 14. Falmouth and Barnstable land around 12 or 13 percent, which in Barnstable still means a few thousand houses, since the town has roughly 27,000 homes.
Those houses are where the surprises live. Plaster walls, balloon framing with open stud bays running floor to roof, fieldstone foundations and knob-and-tube wiring all turn up during demo in houses of that age. We open a wall expecting to find one of them, and if a wall carries a load we will tell you before anyone swings a hammer. Paint on anything built before 1978 gets treated as lead until proven otherwise, so the work follows lead-safe practices with the area sealed off.
The other end of the county looks different. Only about 2 percent of Mashpee's homes predate 1940, and Brewster and Eastham sit near 4 and 5 percent. In those towns an old-house problem is the exception, and the job usually starts from cleaner framing.
The 1970s house is the usual Cape job
Most of the county was built out in one stretch. The median home in Dennis dates to 1970, Yarmouth to 1973, Falmouth and Orleans to 1974, and Barnstable to 1977. Dennis and Yarmouth also have the smallest share of homes built since 2000, about 6 percent each, so the housing there has changed little in decades.
A house from those years tends to come with its original kitchen layout, a small bath or two, single-pane or early replacement windows and insulation well short of what a current inspection expects. Single-family detached homes make up roughly 80 percent or more of the housing in nearly every town, and above 90 percent in Eastham and Sandwich, so the work we see most is kitchens, baths, additions and decks on standalone houses. If the house is on a septic system, adding a bedroom brings a Title 5 design-flow review, and we raise that before the plan is drawn.
Mashpee runs newer. Its median year built is 1987, about 22 percent of its homes went up after 2000, and only about 70 percent are single-family detached, the lowest share in the county. Brewster and Sandwich, both with a 1982 median, sit between the two. Newer houses usually mean opening a closed floor plan, finishing unused space or updating a builder-grade bath rather than chasing old wiring.
Water, empty months and the drive
Several towns hold more housing than year-round residents. Truro has about 3,400 homes for roughly 1,600 people, and Dennis, Chatham, Eastham and Wellfleet all count more homes than residents too. Many owners are not on the Cape while the work happens, which is exactly why the company was built around communication. You get clear updates and a straight answer when something changes, whether or not you are standing in the kitchen.
Water shapes the work as much as age does. Chatham has slightly more water area than land, and Wellfleet, Eastham and Barnstable each cover between about 12 and 17 square miles of water. Salt air and wind wear on siding, trim, decks and roofing faster than inland, and freeze-thaw and ice dams do the rest, so exterior material and fastener choices get decided with that exposure in mind.
Bourne is the closest town to our Raynham base at about 28 miles southeast, and Chatham the farthest at about 59 miles east. We plan site visits, deliveries and inspections around that distance so the job does not stall waiting on a truck.

Barnstable County questions
Do you take jobs as far out as Truro and Wellfleet?
Yes. Modern Remodeling works within about a hundred miles of Raynham, and the Outer Cape towns sit roughly 50 to 55 miles east. We schedule visits and deliveries with that drive in mind.
My Cape house was built in the 1970s. What usually comes up?
Expect an original layout, insulation below what a current inspection wants and windows near the end of their life. Houses built before 1978 may have lead paint, so we work lead-safe and tell you what we find once the walls are open.
I live off the Cape most of the year. How will I know what is happening?
You deal with us directly and get regular updates by phone or text, with photos when a decision is needed. Changes are written down and agreed before the work goes ahead, so nothing surprises you on your next visit.
Will adding a bedroom trigger a septic review?
If the house is on a septic system, yes. Massachusetts treats an added bedroom as more design flow under Title 5, so we flag it early and the review happens before plans are final.
How does salt air change an exterior or deck job?
Coastal exposure wears siding, trim, decking and fasteners faster than inland, so material and fastener choices are made for that. Flashing and drainage details get extra attention because wind-driven rain finds weak spots.
Who pulls the permit and handles the inspections?
Steve holds an unrestricted Massachusetts Construction Supervisor License, and the work is permitted through the town's building department under 780 CMR. Inspections typically follow framing, rough electrical and plumbing by their licensed trades, insulation and final.
