Falmouth remodeling for houses lived in year-round
Falmouth is the second-largest town on the Cape by population, and most of its occupied homes are owned by the people living in them. Modern Remodeling takes on kitchens, baths, additions and exterior work there, with a written scope and one contact.
Thirty-three thousand people on the Cape's southwest corner
About 32,700 people live in Falmouth by census count, more than any Cape town except Barnstable, and roughly 22,100 homes. The town fills the southwest corner of the Cape, with shoreline on Buzzards Bay and Vineyard Sound and about 10 square miles of water inside its borders.
Close to six in seven homes are detached single-family houses, and a similar share of households own their homes. That is a town of houses people live in and plan to keep, so the work leans toward the rooms that get used hardest: kitchens, primary baths, mudrooms and family rooms, plus additions when a household outgrows the footprint.
Houses lived in all year cannot simply be closed for a month while the kitchen is out. We plan around that with dust walls and zipper doors, protected floor paths from the entry to the work area, and a schedule that shows which days a bathroom or the water will be out of service.
What a 1974 median means behind the walls
The median Falmouth house was built in 1974. About one in eight predates 1940 and about one in ten has gone up since 2000, so most remodels land in houses from the sixties, seventies and eighties. Those houses tend to have sound framing and dated everything else. The upside is that the bones are usually worth keeping. Kitchens from those decades were often laid out around a wall that may or may not be bearing, and confirming that is the first job before an open plan is drawn.
When we open a wall in a house of that age, we expect limited insulation, ductwork or plumbing routed wherever it fit at the time, and electrical capacity a licensed electrician will need to review if the kitchen is gaining appliances. A house built before 1978 may contain lead paint, so painted trim and window parts are handled with lead-safe practices.
The pre-1940 houses are a different job. Plaster walls, balloon framing and fieldstone foundations call for slower demolition, fire blocking where walls are opened, and a plan for basement moisture before anything finished goes down there. Those houses also tend to have original trim and doors worth saving, so we plan what gets protected and reused before demolition begins.
How a job runs thirty-three miles from Raynham
Falmouth is about 33 miles southeast of our base. A job starts with a walkthrough at the house, where we look at the framing, the basement and the attic and ask how you actually use the rooms. Then you get a written scope that names what is being built, what is being repaired and what is staying. Permits go through the town building department, and the inspections at rough framing, rough trades, insulation and final are built into the schedule.
Every remodel has changes. When something behind a wall alters the plan, you hear it from us before the work moves on, and nothing extra happens without your approval in writing. Each day ends with the site picked up and the house closed against weather, which matters on a coast where the wind does not wait for anyone.
Exterior work gets its own attention. Houses near the water take wind and salt, and on a stormy day the salt reaches well inland. Siding, trim and deck repairs are detailed with flashing and fasteners meant for that exposure, and footings for decks and additions go below the roughly four-foot frost depth the building code calls for.

Falmouth questions
What should I expect when opening walls in a 1970s Falmouth house?
Usually thin insulation, tight mechanical routing and electrical capacity sized for an older household. We plan for those in the scope, and anything unexpected is reported before work continues.
Can you build an addition on a house near the water?
Yes, under the Massachusetts building code with footings below frost depth and details suited to salt air and wind. If the house is on septic and the addition adds a bedroom, a Title 5 review comes first.
Do you handle older houses with plaster walls?
Yes. Plaster and balloon framing call for careful demolition, dust control and fire blocking where walls are opened, and pre-1978 paint is treated as possible lead.
Who do I talk to during the job?
You have one contact for the whole project, and Steve is involved from the walkthrough on. You get regular updates and written sign-off on any change.
When were most homes in Falmouth built?
By census figures the median Falmouth home was built in 1974. About 13% of the housing predates 1940 and about 10% went up after 2000. That mix tells us what to look for behind the walls before we write the scope.
How many Falmouth homes are rented?
About 84% of Falmouth homes are owner-occupied and about 86% are single-family detached houses. Rental and owner work get different finish lists, and the scope says which one we are writing.
