Saugus postwar houses, brought up to date
Saugus is a town of about 28,500 people just north of Boston, and its typical house dates to around 1960. Modern Remodeling remodels its postwar Capes and ranches and the older houses around them, with written scopes and steady updates.
Built mostly in the years around 1960
Census figures place the median year built in Saugus at 1960. About three in ten of its 11,300 or so homes predate 1940, but very little has been added since: fewer than one house in fourteen was built after 2000. The town filled in during the postwar decades, and most of its housing still carries that era's floor plans.
For an owner, that usually means a compact kitchen with doorways on two sides, one bathroom where a family now wants two, small bedrooms under a Cape's sloped ceilings, and a basement with low headroom and a bulkhead. Framing from those years is generally solid and easy to work with. The limits come from room sizes and the age of the systems, not the structure. Ranches in particular often have a long hallway and a kitchen at the far end from the living room, and a well-placed opening or a relocated doorway can change how the whole house feels without moving a single bathroom.
Saugus fits its 28,500 or so residents onto under eleven square miles of land, close enough to Boston that houses sit near one another on modest lots. That makes going up, or finishing space the house already has, more practical than spreading out.
Where houses from the 1950s and 60s need help
A house of that age has usually had sixty years of piecemeal updates. Wiring may be a patchwork of original circuits and later additions, plumbing a mix of galvanized and copper, and the insulation thin by current standards. When a wall comes open, a licensed electrician and plumber look at what is there, and anything that should not be closed back up gets flagged first. Old cast iron and galvanized drain lines are a common find, and replacing a run that is already exposed takes far less work than opening the wall again later.
Insulation counts here too. Many Massachusetts towns have adopted the stretch energy code, and when a wall or attic is opened during a remodel, the new work generally has to meet the energy requirements in force. We put that in the scope so it does not surface as a surprise at the insulation inspection. These houses also predate 1978, so demolition follows lead-safe practices.
The pre-1940 houses in town get the attention any older home needs: plaster, older framing, and whatever a century of owners left inside the walls.
Room for a family that is staying
Around two-thirds of the homes in Saugus are detached single-family houses and about three in four are owner-occupied. Owners here tend to stay, and that shapes the work. A dormer that turns a cramped Cape upstairs into real bedrooms and a bath. A kitchen opened toward the dining room. A finished basement for a home office or the kids. A rear addition where the lot allows it.
Each of those starts with structure: whether the wall comes out, how a dormer ties into the existing rafters, how deep a new foundation has to go to get below frost. Saugus is about 37 miles north of Raynham, part of Greater Boston, and the standard Steve set for the company applies here as anywhere: "Better communication and will make sure the job is done right." Changes get written down and priced before they are built. A finished basement brings its own checks: water, ceiling height and a proper way out if anyone will sleep down there.
If you have been through a bad remodel before, with a contractor who vanished for a week or a change that showed up on the bill without a conversation, that is the kind of job Steve started the company to stop doing. You know who is coming, what they are working on, and how a change affects the price before it gets built.

Saugus questions
Can a dormer give my Cape usable bedrooms upstairs?
Often it can. A shed or gable dormer raises the ceiling height on the second floor, and we check the existing rafters, the wall below and the stair before drawing it. The work is permitted and inspected through the town building department.
My basement has low ceilings. Is it worth finishing?
It depends on clear height, moisture and egress. We measure first and look for signs of water, and a bedroom needs a proper egress window, so sometimes the right answer is a family room instead.
Do I have to rewire if I remodel my 1960s kitchen?
New kitchen circuits must meet current code and are run by a licensed electrician. Older wiring elsewhere can usually stay unless it is unsafe, and if it is, we will tell you.
Will insulation rules change my remodel?
If walls or the attic are opened, the new work generally has to meet the energy code the town has adopted. We build that into the plan and the price from the start.
When were most homes in Saugus built?
By census figures the median Saugus home was built in 1960. About 30% of the housing predates 1940 and about 7% went up after 2000. That mix tells us what to look for behind the walls before we write the scope.
How many Saugus homes are rented?
About 74% of Saugus homes are owner-occupied and about 66% are single-family detached houses. Rental and owner work get different finish lists, and the scope says which one we are writing.
