Princeton homes built to last another fifty years

In Princeton about 96 percent of homes stand alone as single-family houses, and owners occupy the same share. Nearly every remodel here is for a family improving the house it lives in, usually on a lot with room to grow.

Large lots and long ownership

Princeton holds about 3,500 people in close to 1,400 homes, according to census figures, across 35 square miles. Under forty houses per square mile is a rural density, and it shows in the houses: they stand on their own lots, with space for a deck, a garage or a wing off the back.

The median build year is 1978, which places much of the stock in the 1970s and 1980s. About 22 percent of homes predate 1940, so the town also has a real share of older farmhouses and village houses. Only about 10 percent were built since 2000, so very few owners here are working with a house that already meets current energy and electrical expectations.

With owner occupancy around 96 percent, the people hiring a remodeler here are planning for themselves. They ask about durability more than speed, and they want to know what is likely behind a wall before it is opened. Many also want the job planned in stages over a few years, kitchen now and bath later, and we write the first scope so it does not box in the second.

Two kinds of house, two kinds of job

A late-seventies colonial or contemporary usually has sound bones and dated rooms, often with wood siding and windows due for attention at the same time. Kitchen work there often means moving the sink to a window, taking out a soffit, adding an island and bringing the lighting and outlets up to current code. A primary bathroom of that age is often a small room squeezed in beside a closet, and enlarging it means borrowing space from a bedroom or hall.

The pre-1940 houses are a different conversation. Plaster, older framing and wiring of uncertain age come with them, and the wiring question goes to a licensed electrician. Lead-safe work under the EPA rule applies to any house built before 1978, which includes the seventies houses at the young end of that line. Testing before demolition tells us which surfaces need containment, so the precautions match the house instead of guessing.

Additions are common on lots this size. Frost depth sets the footings at around four feet down. A house on septic adds another step, because more bedrooms means more design flow under Title 5, and that question has to be answered before any other part of the addition moves.

What working with us looks like

Princeton is about 56 miles northwest of Raynham. Steve visits, walks the house with you, and writes a scope that names materials, sequence and anything left out. Questions about load-bearing walls, septic limits and what stays in place are settled before you sign. If the house has had additions over the years, he traces where each one meets the original, since that seam is where leaks and sagging most often start.

Each stage passes a town inspection under 780 CMR as the work goes along, beginning with framing and ending with the final walk. In towns that have adopted the stretch energy code, insulation and air sealing are built to it and checked before the walls close. Licensed electricians and plumbers file and pass their own inspections alongside ours.

Customers describe Steve in one line: "If its not right; Steve wont put his name on it!" That standard holds on a job a long drive from home base. You get steady updates and a site picked up every evening, so living next to the work stays manageable. Long driveways and soft lawns also get protected from delivery trucks and dumpsters, which is easy to forget until the ruts are there in spring.

Princeton questions

Can you add on to a Princeton house with a septic system?

Often, but the septic system has to be sized for the extra bedroom under Title 5. We sort that out before any drawings so the plan fits what the system can carry.

How do you enlarge a small 1970s primary bath?

Usually by borrowing space from a closet, hall or bedroom next door. We look at the framing and plumbing runs first so the new layout works with the house.

Do you work on older farmhouses too?

Yes. Those houses get a structural look before any finish work, and the proposal names what old framing and wiring may require.

How long before you can come look at the house?

Call (781) 974-4263 and we will set a walkthrough. Steve does the first visit himself so the person pricing the job has seen it.

What era are most Princeton homes from?

By census figures the median Princeton home was built in 1978. About 22% of the housing predates 1940 and about 10% went up after 2000. The age of a house decides most of what a remodel will run into.

What share of Princeton homes are owner-occupied?

About 96% of Princeton homes are owner-occupied and about 96% are single-family detached houses. Owners usually plan for the long run; landlords plan around the next tenant, and we scope each accordingly.
