Plympton homes, old and newer, remodeled with care

Plympton is the smallest town in our Plymouth County range, with about 2,900 people and nearly every home a single-family house its owner lives in. That makes most jobs here personal, long-term work on a family's own place.

A small town where almost everyone owns their home

Census figures put Plympton at about 1,240 homes, with roughly 96 percent single-family detached and about 95 percent owner-occupied. Those are among the highest shares of any town we cover in this part of the county. There are very few apartments or condos here; the calls are about the house the family lives in. That shifts the conversation away from turnover and rent and toward how the family wants to live in the house for the next twenty years.

Plympton is about 13 miles east of Raynham, a short drive for Steve. On a small-town job that matters, because decisions get made on site and questions get answered in person. It also means he can be there when the inspector comes to walk through what was built.

We treat the house as lived-in for the whole job. The work area is sealed, floors are covered, and the site is cleaned up at the end of each day. If the kitchen is being gutted, we talk ahead of time about where you will cook and wash dishes for those weeks.

Two eras of houses, about a fifth of them old

The median Plympton house was built in 1981, but around 21 percent of homes predate 1940. That is a large share of older houses for a town this size. Those need patience: plaster on lath, framing that was never square, foundations of fieldstone, and wiring that may need a licensed electrician to replace. Some have been added onto over generations, and a back ell or an old connector can have framing that was never meant to carry what it carries now.

Most of the rest went up in the 1970s and 1980s, which is where the 1981 median comes from. Those houses usually have solid framing and dated kitchens and baths. About 10 percent were built after 2000, so newer construction is the smallest of the town's three groups. Some houses were left with an unfinished basement, which is often one of the easier spaces to turn into a family room or office.

Anything built before 1978 gets lead-safe work practices. On the oldest houses, we look at the structure before we price the finishes, because the floor framing decides what a new kitchen or bath can carry. Sills on old houses that sit close to the ground often hide rot, and we look for it early.

Building on a rural lot

Plympton has about 14.7 square miles of land for under 3,000 people, so lots are usually larger and more rural than in towns closer to Boston. That gives room for additions, garages and decks, and it brings different questions. A detached garage with a workshop, or a room above one, is a request that suits lots this size.

If the house is on a private septic system, adding a bedroom brings a Title 5 design-flow review in Massachusetts. We raise it at the start, because it can change whether an addition is a bedroom or a family room. Footings go below frost depth, commonly about four feet, and we check drainage on the lot before placing them. If the house runs on a private well, we plan any digging with the well and its line in mind.

Permits go through the town building department under 780 CMR, with inspections at framing, insulation and final. You get a written scope and clear updates as the work moves, and Steve stays on the job until it is right. Clear updates matter just as much on a garage as on a kitchen.

Plympton questions

My Plympton house dates from the 1800s. Can you remodel it?

Yes, with care. We look at the framing, foundation and wiring first, then plan the finishes around what the structure can carry.

Does adding a bedroom affect my septic?

If the house is on septic, Massachusetts requires a Title 5 design-flow review for an added bedroom. We bring it up before plans are drawn.

Can you build a garage or addition on a rural lot?

Yes. Footings go below frost depth, and we check drainage and the layout of the lot before deciding where the new structure goes.

My house was built around 1980. What usually needs updating?

Kitchens and baths are the common projects. The framing is generally sound, so most of the work goes into the layout and finishes.

Are Plympton houses mostly old or new?

By census figures the median Plympton home was built in 1981. About 21% of the housing predates 1940 and about 10% went up after 2000. We plan the inspection of framing, wiring and plumbing around that age.

Do most people in Plympton own their homes?

About 95% of Plympton homes are owner-occupied and about 96% are single-family detached houses. That split decides whether a job is planned around a family living in the house or a lease date.

Does Modern Remodeling work in Plympton?
