Mashpee's newer homes, reworked for how you live

Mashpee has some of the newest housing on Cape Cod, with a census median build year of 1987. Most remodels there are about reworking layouts and builder-grade finishes, and much less about chasing old plaster, tired framing or knob-and-tube wiring.

Housing built mostly after 1980

Only about 2 percent of Mashpee's homes predate 1940, according to census figures, while more than a fifth have gone up since 2000. Put the median year of 1987 next to that and the picture is clear: half the houses in town are younger than the late 1980s. For a builder, that changes the opening question on almost every job.

In an older town the first worry is what sits behind the plaster. In Mashpee it is usually drywall over platform framing, wiring installed under a far more recent code, and plumbing that has not been patched by three generations of owners. One rule that drops away for many of these houses is the federal lead-safe renovation requirement, which applies to homes built before 1978. We still confirm the build year before any painted surface is disturbed.

About 15,100 people live in Mashpee and the census counts roughly 10,400 homes, so a share of the town is seasonal. Owner-occupancy runs above 80 percent among occupied homes, which fits buyers who intend to stay and want their houses finished their way. A town like that tends to have owners who already did a round of small updates and are now ready for the larger job they put off.

Layouts drawn for a different decade

A house from 1987 or 1995 tends to show its era in the floor plan. A formal living room nobody uses, a dining room behind a doorway, a kitchen with a peninsula and a soffit over the cabinets, a primary bath with a builder tub and one sink. The bones are fine. The arrangement is what owners want changed.

Opening a kitchen to the living space is the most common request, and the honest first step is finding out if the wall carries load. If it does, we will tell you before anyone swings a hammer, and the opening gets a properly sized beam with posts carried down to the foundation. That work is permitted and inspected under the Massachusetts building code, and structural changes on a one- or two-family home are exactly what an unrestricted Construction Supervisor License covers.

Baths in these houses usually see the biggest change. Pulling a fiberglass tub surround for a tiled walk-in shower is custom tile work, and the parts you never see decide how long it lasts: a pitched, waterproofed pan, a fan vented to the outside, and blocking in the walls for a bench or grab bars later.

Attached homes and the approvals that come with them

Only about seven in ten Mashpee homes are detached single-family houses, lower than most Cape towns, so a real portion of owners live in townhouses or units with shared walls. That adds a layer most single-family jobs never see.

An association often controls the exterior, the working hours and what can be touched in a shared wall or roof. We ask for its requirements in writing at the start, give the board the drawings and insurance paperwork it asks for, and do not begin until approval is in hand. Walls between units usually carry a fire-rated assembly, and we do not cut into one without a plan that keeps it intact. Neighbors on the other side of a shared wall hear everything, so we agree on quiet hours and keep noisy cutting outside when the association allows it.

Mashpee is coastal, so new exterior work still gets hardware chosen for salt air. Many Massachusetts towns have adopted the stretch energy code, and when we open an exterior wall the insulation and air sealing have to meet whatever the town requires.

Mashpee questions

Our house was built in the 1990s. Does lead paint still matter?

The federal lead-safe renovation rule covers homes built before 1978, so a 1990s house generally falls outside it. We confirm the build year before disturbing painted surfaces, and an older house gets lead-safe practices from the first day.

Can you take out the wall between our kitchen and dining room?

Often, yes. We check first if the wall carries load, and if it does the opening gets a sized beam and posts, a permit and a framing inspection before it is closed in.

We live in an association community. Who handles the approvals?

You stay the owner of record with the association, and we supply the drawings, scope and insurance documents the board asks for. No work begins until approval is in writing.

Can you finish the room over our garage?

Usually. It needs proper insulation, heat, and code-compliant stairs and egress, and if it will be used as a bedroom on a septic system, Massachusetts requires a Title 5 design-flow review first.

Are Mashpee houses mostly old or new?

By census figures the median Mashpee home was built in 1987. About 2% of the housing predates 1940 and about 22% went up after 2000. We plan the inspection of framing, wiring and plumbing around that age.

Do most people in Mashpee own their homes?

About 82% of Mashpee homes are owner-occupied and about 70% are single-family detached houses. That split decides whether a job is planned around a family living in the house or a lease date.

Does Modern Remodeling work in Mashpee?
