Suffolk County's old city housing, remodeled right

Suffolk County's housing is old and dense, with median build years between 1938 and 1961 across Boston, Chelsea, Revere and Winthrop. Remodeling here starts with the building itself: plaster walls, balloon framing, multi-family layouts and the people living upstairs while the work goes on.

How the housing differs across the county

Suffolk County is small on the map and crowded on the ground. Census figures put Boston at about 666,000 people, Revere near 61,000, Chelsea near 40,000 and Winthrop near 19,000. What ties them together is age. Chelsea and Winthrop both have a median year built of 1938, and Boston's is 1945. Revere is the newest of the four at 1961, though roughly three in ten of its homes still predate 1940.

The other thing the numbers show is how few detached houses there are. Only about 12 percent of Boston's homes and 8 percent of Chelsea's are single-family detached. Revere and Winthrop each sit near a third. Most people in this county live in two- and three-family houses, row houses and condo buildings, and that shapes a remodel here long before anyone picks a cabinet door.

What a pre-1940 house asks of a remodel

Winthrop has the oldest stock in the county by share, with about 55 percent of its homes built before 1940 and only around 5 percent built since 2000. Chelsea is right behind at about half, and Boston is near 47 percent. In houses that age, opening a wall usually means plaster and lath, and often balloon framing that lets air and fire run from the basement to the attic until it gets blocked. Knob-and-tube wiring still turns up during demo. When it does, our licensed electrician deals with it before the walls close.

Every one of those homes was built well before 1978, so we treat painted surfaces as lead until tested and follow EPA lead-safe work practices: containment, plastic sheeting, HEPA cleanup and a site left clean at the end of each day. In an occupied two-family, where the tenant upstairs still uses the same front stairs, that daily cleanup matters as much as the carpentry.

Permits run through the city or town building department under 780 CMR, with inspections at rough framing, insulation and final, plus the electrical and plumbing inspections our licensed trades pull. Steve holds an unrestricted Massachusetts Construction Supervisor License, and he is the person you talk to about what the walls turned up and what it changes.

Owners, landlords and the harbor side

Ownership splits the county. Census figures show only about 28 percent of Chelsea's homes and 35 percent of Boston's are owner-occupied, so a lot of the work here is for landlords and investors updating units between tenants: a kitchen and bath on one floor of a three-decker, a rental unit brought back after a long tenancy, a schedule built around a move-out date. Winthrop and Revere lean the other way, with owner-occupancy near 57 and 51 percent, which means more owners planning a kitchen or a finished basement they intend to live with for years.

Water is the other split. Winthrop has about 6 square miles of water against 2 of land, Revere about 4 of water against 6 of land, and Boston more than 41 square miles of water inside its limits. On the harbor and ocean side, salt air and wind wear on siding, decks, flashing and fasteners faster than they do inland, so exterior work there gets fasteners and flashing details chosen for that exposure.

These four places sit about 28 to 34 miles north of Raynham, so we plan ahead: material deliveries, parking on tight streets, and a written scope that spells out who you deal with and how changes get handled before work starts.

Every Suffolk County town we cover

  • BostonAbout 665,945 people. Median home built 1945; 12% single-family.
  • ChelseaAbout 39,890 people. Median home built 1938; 8% single-family.
  • RevereAbout 60,577 people. Median home built 1961; 31% single-family.
  • WinthropAbout 19,031 people. Median home built 1938; 32% single-family.

Suffolk County questions

Do you remodel units in two- and three-family houses?

Yes. Most of Suffolk County's housing is multi-family, so we work one unit at a time, protect the shared stairs and hallways, and keep the other units livable while we work. The permit and inspections cover the unit being remodeled, and we tell everyone in the building what to expect each week.

My house was built before 1940. What should I expect when the walls come open?

Plan on plaster and lath, likely balloon framing, and sometimes old wiring or plumbing that has to be replaced by licensed trades. We walk the house first and name those likely unknowns in the written scope, so if one shows up you hear about it from Steve before any decision gets made.

Do you work for landlords updating rental units between tenants?

Yes. Chelsea and Boston have low owner-occupancy, and a lot of remodeling there is rental work timed to a move-out. We agree on the scope and the order of work up front so the unit is ready to show when you need it.

How do you handle lead paint in these older homes?

Homes built before 1978 may have lead paint, and nearly all of this county's older stock does. We follow EPA lead-safe work practices with containment, plastic sheeting and HEPA cleanup, and we leave the site clean every day.

Does the coast in Winthrop and Revere change how you build decks and exteriors?

It does. Salt air and wind are hard on fasteners, flashing and wood near the water, so we choose materials and details for that exposure and walk you through the trade-offs before you pick a finish.

You are based in Raynham. How do you handle jobs this far north?

Suffolk County is about 28 to 34 miles from Raynham, well inside the area we cover. We plan deliveries and parking before the job starts and keep you updated as the work moves, so the distance never turns into silence.
