Remodeling Bedford's mid-century and newer homes

More than a quarter of Bedford's homes were built after 2000, a high share for a town this close to Boston. Modern Remodeling plans each job around the age of your house, puts the scope in writing and keeps you posted as it moves.

Bedford by the census figures

Bedford has about 14,300 people and around 5,900 homes on just under 14 square miles of land. Half of those homes were built before 1975 and half after; about 9 percent predate 1940, while roughly 28 percent date from 2000 onward. That last figure is the one that stands out: a big slice of the town is houses about 25 years old or younger, sitting alongside the ranches, capes and colonials of the decades before.

About 61 percent of homes are single-family detached and about 70 percent are owner-occupied. The remaining housing includes condos and apartment buildings, so we see owners planning long-term changes as well as associations with approval steps of their own.

Bedford has very little water area, under a fifth of a square mile, so most of what we plan here is shaped by the age of the house rather than the site. The one site question we raise early is drainage, because a finished lower level on a newer house is only as good as the gutters and grading outside it.

The first remodel on a newer house

A house built after 2000 is often reaching the point where its first round of finishes is tired. Builder-grade cabinets, cultured-marble vanities and carpeted lower levels are the usual targets. The structure is modern, so these jobs are about layout and quality of finish: moving a sink to an island, adding a pantry wall, turning an unfinished basement into a playroom or office.

Even in a newer house we open walls carefully. Plumbing, ductwork and wiring are packed tight in modern framing, and engineered joists cannot be notched or drilled the way solid lumber can. We check the manufacturer's limits before routing anything through them. Radiant mats, recessed lights and new drains all need a path, and in a tight floor system that path has to be planned rather than improvised.

Newer houses also tend to have larger open rooms already, so the requests get specific: a walk-in pantry, a mudroom bench with cubbies at the garage entry, a primary shower with no curb, a home office with a door that closes. Those are finish carpentry and tile jobs at heart, and the quality shows in how trim meets tile and how drawer fronts line up.

Older Bedford houses and additions

For the mid-century homes, the work looks different. A ranch or cape from the 1950s or 1960s may need its kitchen rebuilt from the subfloor up, a second bath added, or a dormer to make the upstairs livable. Anything built before 1978 is treated as lead-bearing until tested, and walls that come open often reveal wiring a licensed electrician needs to replace. Mid-century bathrooms often have wall tile set in a mortar bed, solid but heavy to remove, and the floor framing under it may need leveling.

Additions start with footings about four feet down, below frost, and run through the building department for framing, insulation and final inspections. With Bedford about 41 miles north of Raynham, inspections are booked as each stage is ready so crew days are not lost to waiting. Steve writes the scope around the house's actual age, since a 2010 colonial and a 1955 ranch in the same town call for very different plans.

Some older houses here also had a first addition decades ago, built to a different standard than the original. We check how the two roofs, foundations and floor levels meet, because that seam is where leaks and sagging floors tend to start.

Bedford questions

My house was built in 2005. What usually needs updating first?

Kitchens, primary baths and the lower level are the common starting points. The framing in a house that age rarely needs much, so the effort goes into how the rooms work and what they are finished with.

Can you drill through engineered floor joists for new plumbing?

Only where the manufacturer allows it. I-joists have specific hole sizes and locations, and we follow those limits or reroute the line.

Can a 1950s ranch take a second story?

Sometimes, but the existing foundation and walls have to carry the new load. We look at the footings and framing first and tell you what reinforcement would be involved.

Should I finish the basement or build an addition?

A basement is usually simpler if it stays dry and has enough headroom. An addition takes more structural work but gives you above-grade space with daylight, and we can lay out both options in writing.

What era are most Bedford homes from?

By census figures the median Bedford home was built in 1975. About 9% of the housing predates 1940 and about 28% went up after 2000. The age of a house decides most of what a remodel will run into.

What share of Bedford homes are owner-occupied?

About 70% of Bedford homes are owner-occupied and about 61% are single-family detached houses. Owners usually plan for the long run; landlords plan around the next tenant, and we scope each accordingly.
