Eastham homes, remodeled for the people who own them
Nearly every home in Eastham is a detached single-family house, and more than nine in ten are lived in by their owners. Remodeling there is personal work for people who plan to stay, built with septic limits and Outer Cape weather in mind.
A town of detached, owned houses
Eastham is small, with about 5,700 people and roughly 6,400 homes in the census figures. Close to nineteen in twenty of those homes are detached single-family houses, and about the same share of occupied homes are owned by the people living in them. Both figures are the highest among the Cape towns we work in.
A town like that usually remodels to stay. The common requests are a bedroom and bath on the first floor for later years, a room added over the garage, a kitchen opened to the living area. The median home dates to 1976, so many of these are original-era Capes and ranches still carrying 1970s insulation, windows and bathrooms. Some owners want the work in stages, starting with the room that bothers them most, and a written scope can be split that way so the second phase does not undo the first.
Only about one house in twenty predates 1940, which means plaster and balloon framing are the exception here. The more common surprise is how little insulation is in the walls and how the attic was ventilated, if it was at all. Air sealing the attic floor and adding insulation above it is often the most noticeable comfort change in a house from that era.
Adding a bedroom on a septic system
Many Cape houses rely on on-site septic, and in Massachusetts that shapes any talk of additions. Under Title 5, a system is designed for a set number of bedrooms. Adding one usually brings a design-flow review, and sometimes a system upgrade, before the building permit can move forward. Septic questions are worth settling early because they can change the size and layout of an addition more than anything else on the list.
We raise that at the walkthrough, not after the framing plan is drawn. If the bedroom count is going to be a problem, a different layout may be the better answer for the same square footage, and we work through it with you before drawings are made. If the system has room, the addition proceeds under the state building code with footings below the roughly four-foot frost line.
The same thinking applies to finishing a basement or attic. A finished room that could be used as a bedroom may be counted as one, so we talk through how the space will be used and what it should be called before plans are drawn, rather than after a review sends them back.
Between the bay and the ocean
Eastham sits on the Outer Cape between Cape Cod Bay and the Atlantic, with close to 12 square miles of water against about 14 of land. Wind and salt figure into every exterior choice: roofing, siding, decks and the flashing around every opening. A house here can take weather from more than one direction, and the walls and roof planes facing open water deserve heavier attention at the seams than the sheltered side.
It is also about 55 miles east of Raynham, near the far end of our range. Distance is handled with order and lead time. Nothing is ordered until your selections are signed off in writing, materials are staged so the crew arrives with what it needs, and one contact stays on your job through the final inspection.
Clear updates are the reason the company exists. On a job this far from the shop, you know what happened this week, what comes next and what needs your decision. If a supplier slips or an inspection moves, you hear it the same day, along with how the schedule adjusts.

Eastham questions
Can I add a bedroom if my house is on septic?
Possibly. Title 5 ties a system's design to bedroom count, so an added bedroom usually brings a design-flow review and sometimes a system upgrade. We flag it at the walkthrough so it shapes the plan from the start.
We want a first-floor bedroom and bath for later years. Where do we start?
With the walkthrough: where plumbing can run, what the floor framing can carry, and whether the septic allows another bedroom. The written scope then covers wider doorways, a curbless shower if you want one and blocking for grab bars.
Does Outer Cape weather change how you build a deck?
It changes the details. Hardware and fasteners are chosen for salt exposure, ledgers are flashed carefully, and footings go below frost depth.
Do 1970s houses need new insulation during a remodel?
Usually. When walls or ceilings are opened, insulation and air sealing are brought up to what the current energy code requires, which tends to make a noticeable difference in comfort.
How old are the houses in Eastham?
By census figures the median Eastham home was built in 1976. About 5% of the housing predates 1940 and about 11% went up after 2000. Those numbers shape what we check first at the walkthrough.
Is Eastham mostly owners or renters?
About 93% of Eastham homes are owner-occupied and about 94% are single-family detached houses. We ask early which kind of job it is, because it changes the materials and the schedule.
