Brewster's 1980s houses, brought up to date
Brewster's homes are newer than most on the Cape, with a median build year of 1982 and very few houses older than 1940. Remodeling there usually means updating 1980s layouts, finishes and building envelopes, planned from a written scope.
Housing from the eighties, not the eighteen hundreds
In census figures, Brewster's roughly 8,200 homes have a median year built of 1982, for a population of about 10,300. Fewer than one house in twenty predates 1940. That is among the smallest shares of old housing on the Cape, and it changes what a remodel looks like. A house from 1982 is past forty years old, which is when original systems reach the end of their service life even if the framing is fine.
Houses from the eighties rarely hide plaster or knob-and-tube wiring. What they have is a predictable set of age problems: original windows with failed seals, thin attic insulation, and bathrooms where tile was set over drywall that has started to soften. Cathedral ceilings and skylights are common in houses of that decade, and many of them lose heat or let water in at the flashing.
Because the framing is usually platform-built and sound, opening a wall between kitchen and dining room is often straightforward. We still confirm what the wall carries first, and if it is bearing, the beam and posts are sized and drawn for the permit before demolition starts. Many eighties houses also have bonus rooms or basements that were never insulated well, and those are often the simplest square feet to turn into real living space.
Condos, second homes and owners who live elsewhere
Roughly three homes in four in Brewster are detached single-family houses, which leaves a real share of condominiums and attached units. The census also counts about 8,200 homes for 10,300 residents, a ratio that points to plenty of houses not lived in year-round.
Both situations need planning. Condo work usually needs association approval before it starts, along with rules on work hours, parking and where debris goes, so those go into the scope from day one. For owners who spend part of the year somewhere else, we settle early who has keys, how updates reach you, and which decisions need you on the phone versus which can wait for the next report.
Among year-round households, about five in six own their home. The bigger projects there are the familiar ones: a primary bath, a kitchen rebuild, or a three-season room turned into heated living space. If an addition would add a bedroom on a septic system, a Title 5 review comes first, and we flag that at the walkthrough.
Planning a job fifty-two miles out
Brewster is about 52 miles east of Raynham, on the Cape Cod Bay side. At that distance, lost days are the expense nobody wants, so materials are ordered early and staged, inspections are booked with the drive in mind, and the schedule is built so the crew is working whenever it is on site.
Salt air off the bay still works on decks, trim and fasteners, so exterior details are chosen with that in mind. Footings for any deck or addition go below the roughly four-foot frost depth Massachusetts requires, even in sandy soil. A deck rebuilt for this exposure gets flashed ledgers, hardware rated for salt air and boards spaced to drain.
Two other things about eighties houses affect the order of work. Decks from that decade were often built without proper ledger flashing, so the rim behind them deserves a look, and roofs carrying a second layer of shingles may need a full tear-off before any new skylight or dormer goes in. We check both on the first visit because they change what comes first.

Brewster questions
My house is from the 1980s. Is it worth remodeling, or should we start over?
Most houses from that decade have sound platform framing, so remodeling usually makes more sense than tearing down. The walkthrough shows where the real age is: windows, insulation, bathroom substrates and the roof.
Can you work on a condo?
Yes. Most associations require approval before interior work that touches plumbing, walls or the exterior, so we prepare the scope and drawings a board usually asks for. Work hours and parking follow the association's rules.
Do 1980s houses have lead paint?
Lead paint left the residential market in 1978, so original finishes in a 1982 house are unlikely to contain it. If your house was built earlier or has older salvaged trim, painted surfaces are handled with lead-safe practices.
Should old skylights be replaced during a remodel?
Often, if the roof or ceiling around them is being opened anyway. Older skylights are a common source of leaks and heat loss, and replacing them with the roofing work avoids cutting into new finishes later.
When were most homes in Brewster built?
By census figures the median Brewster home was built in 1982. About 4% of the housing predates 1940 and about 11% went up after 2000. That mix tells us what to look for behind the walls before we write the scope.
How many Brewster homes are rented?
About 83% of Brewster homes are owner-occupied and about 76% are single-family detached houses. Rental and owner work get different finish lists, and the scope says which one we are writing.
