Chatham homes where the water outweighs the land
Chatham has slightly more water than land inside its borders, and more homes than year-round residents. Remodeling there means building for salt and wind and keeping owners who are often somewhere else informed at every step.
Sixteen square miles of land, nearly seventeen of water
Census figures give Chatham about 16.2 square miles of land and 16.8 square miles of water, an unusual balance even on the Cape. The town sits at the elbow of the Cape facing open Atlantic, and few houses are far from salt air. Siding, shingles, window trim and deck hardware wear faster here than they would in Raynham, about 59 miles to the west.
We treat exposure as a design input. Flashing is detailed at every window head and ledger, fasteners are rated for coastal conditions, and decks are framed so water runs off rather than sitting on the joists. Additions and decks still need footings below Massachusetts frost depth, roughly four feet, and 780 CMR governs the structure the same as anywhere else in the state. Trim that will see spray gets materials that do not soak up water, and paint or stain goes on all sides before installation where the material allows.
Wind is the other half of exposure. Roof edges, gable ends and large windows take the most load in a storm, so when we replace roofing or windows we look at how they are fastened and flashed, not only how they look. On a house this close to the water, the original builder's shortcuts tend to show first at the corners and sills.
More houses than year-round residents
The census counts about 7,500 homes for roughly 6,600 people. Close to nine in ten houses are detached single-family, and nearly nine in ten occupied homes are owner-occupied. Put together, that describes a town of owned houses, many of them used for part of the year.
That changes how a job runs, because many owners are not standing in the kitchen when the cabinets arrive. Selections are confirmed in writing before anything is ordered, one contact answers your calls, and you get a report whenever something found behind a wall changes the work. Steve built the company on that kind of communication after years of working for builders who lacked it. Keys, alarm codes and who can let a delivery in are settled before the first day.
Timing matters too. Plenty of owners want work wrapped up before they come back for the summer, so we talk early about what the scope, permits and inspections make realistic, and we say so plainly if a date is tight. If the honest answer is that a project should start in the fall instead of the spring, you hear that before you sign.
Older village houses and new builds
The median Chatham house was built in 1976, but the range is wide. About one in seven predates 1940 and nearly one in six has been built since 2000. The older houses bring plaster walls, irregular framing and painted trim that may contain lead, so any house built before 1978 gets lead-safe practices wherever paint is disturbed. If a house sits inside a local historic district, exterior changes go to the commission for review before the work is permitted.
The newer houses tend to need less behind the walls and more care at the finish: a custom tile shower, a kitchen fitted to the room, a deck rebuilt with better details than the original. Either kind starts with the same walkthrough and a written scope, so you know what is included and what is not. On newer houses, a fitted kitchen is often about storage and light: cabinetry built to the actual walls, windows that line up with the counters, and a layout that works for a full house in August and two people in March.

Chatham questions
Can you manage a remodel while I'm away for the season?
Yes. Selections are confirmed in writing before ordering, and one contact keeps you posted with photos when conditions change. Anything that needs your decision is flagged before the crew moves past it.
What holds up best on a house that faces the ocean?
Details matter more than any single product: flashing, drainage and fasteners rated for salt air. We point out where a sturdier material is worth it and where good detailing does the job.
Does a house in a historic district need extra approval?
Inside a local historic district, exterior changes such as windows, siding and additions usually go to the historic district commission for review before a building permit. We plan the scope so that review happens early.
Can an older house be insulated without gutting the walls?
Sometimes. Attics and basements can often be insulated and air-sealed without opening finished walls, and when walls are opened the energy code in force sets the target. We tell you which approach fits after the walkthrough.
How old are the houses in Chatham?
By census figures the median Chatham home was built in 1976. About 14% of the housing predates 1940 and about 16% went up after 2000. Those numbers shape what we check first at the walkthrough.
Is Chatham mostly owners or renters?
About 88% of Chatham homes are owner-occupied and about 89% are single-family detached houses. We ask early which kind of job it is, because it changes the materials and the schedule.
