Orleans remodels, planned for the long drive out
Orleans sits about 57 miles east of Raynham in a straight line, and more than a third of the town's area is water. A remodel that far out runs on planning, with every selection made and every material ordered before the first wall comes down.
Nearly one house for every resident
The census puts Orleans at roughly 6,300 residents in a town with about 5,900 housing units. That is close to one home per person, a ratio you only see where many houses belong to people who are not there year-round. Some are likely kept for family summers and some rented in season. Either way, those owners usually hear about their house through someone else, and they want the reports to be accurate.
Among the homes that are occupied, owner-occupancy is a little under 80 percent, lower than in several neighboring Cape towns. That points to a real rental stock, and landlords weigh a remodel differently from a family redoing its own kitchen. They want finishes that survive turnover, work timed around bookings, and repairs that stop a small problem from becoming a midsummer emergency.
Half the houses in Orleans are older than about 1974, the census median, and only about one in nine went up after 2000. Roughly one in seven predates 1940. Those older houses bring plaster and irregular framing, and in anything built before 1978 the painted surfaces call for lead-safe work practices.
What the distance changes, and what it does not
Distance does not change how the work is done. It changes how carefully the job has to be set up. On a site this far from Raynham, a missing box of tile or the wrong valve is not a quick run; it can cost a day. So the scope is written in detail, every selection is confirmed before demolition, and special-order items are checked on arrival before a wall is opened. A short list of open decisions goes to you before we mobilize, and it has to be empty before demolition starts.
The straight-line number also understates the trip. Every route onto the Cape crosses the canal, and summer traffic is no secret to anyone who owns a house out there. We plan deliveries and inspection visits so the house stays closed up and secure between steps instead of sitting half open while we wait.
None of that reaches you as uncertainty. You get one written scope, one point of contact and an update as each stage finishes, the same as a client ten minutes from Raynham would. Steve answers the phone himself, and you will know who is on site on any given day.
Building for a town that is a third water
With about 8.6 of its roughly 22.7 square miles under water by census count, Orleans houses live with salt air, damp and wind. Exterior trim and sills rot from the bottom up, deck boards cup, and shingles at the eaves get lifted in a nor'easter. We pick materials and fasteners for that exposure and install roofing to the manufacturer's wind requirements.
Inside, the enemy is moisture. A bath without a working exhaust fan in a house closed for the winter grows mildew behind the tile. When we rebuild a bath we vent the fan outdoors, never into the attic, and waterproof the shower before any tile goes on. Attic insulation and ventilation get a look at the same time, since a house that is closed and unheated can hold moisture under the roof deck for months.
Decks get footings below frost depth, commonly about four feet in Massachusetts, and a flashed ledger where they meet the house. If the house is on septic and the plan adds a bedroom, a Title 5 design-flow review comes before the design is final. Exterior work that faces the water gets planned for the drier months, when the weather lets surfaces be sealed properly.

Orleans questions
We rent the house in summer. Can the remodel fit between seasons?
We plan the scope around your booking calendar and tell you plainly if it fits the window you have. If it does not, we would rather split the work into phases than rush a finish.
Does the distance from Raynham affect the work?
It affects the planning, not the workmanship. Selections are locked in and materials checked before demolition so the job does not stall waiting on a part.
Our deck is weathered. Should it be repaired or rebuilt?
That depends on the framing, the ledger connection and the footings more than the boards. We inspect them and tell you which answer makes sense, with a written price for either.
Do we have to be in Orleans for inspections?
No. We schedule each inspection with the building department, let the inspector in and send you the result.
What era are most Orleans homes from?
By census figures the median Orleans home was built in 1974. About 14% of the housing predates 1940 and about 11% went up after 2000. The age of a house decides most of what a remodel will run into.
What share of Orleans homes are owner-occupied?
About 79% of Orleans homes are owner-occupied and about 84% are single-family detached houses. Owners usually plan for the long run; landlords plan around the next tenant, and we scope each accordingly.
