Ware's mill-era houses and what they need

Ware is a town of about 10,200 where about a third of the homes were built before 1940. Older village houses and two-families sit alongside postwar homes, and the town holds more than five square miles of water.

Ware housing by the numbers

Census figures show about 34 percent of Ware homes predate 1940, with a median build year of 1964. About 58 percent are single-family detached houses, a lower share than most nearby towns, and about 70 percent are owner-occupied. The town also has about 5.6 square miles of water inside its borders, more than any other town on our Hampshire County list.

That mix means older houses with plaster and balloon framing, multi-family buildings near the center, and postwar single-family homes on the outskirts. Each needs a different kind of scope, and we write it for the house in front of us.

Call before you lock in a design, and Steve will tell you plainly what the building will support.

Older houses and multi-family buildings

In a house built before 1940, we expect fieldstone or brick foundations, sills that may have taken water, plaster on lath and wiring added onto over the decades. Structure comes first. Lead paint has to be assumed in anything built before 1978, so demolition follows lead-safe work practices with containment and a verified cleanup.

In two- and three-family buildings, work in one unit affects the others: shared plumbing stacks, shared walls and fire separation between units. We plan the job so the other units stay livable and tenants know what to expect, and rental finishes are chosen to take wear.

Kitchens and baths in older Ware houses

In Ware's older houses, a kitchen or bath remodel usually means sorting out the floor and walls before the new finishes go in. Floors built up in layers, framing notched for old drains and plaster that has let go from the lath are common finds. We handle them as part of the job and tell you about each one before the plan changes.

In the postwar houses, the work is more about layout: opening a kitchen to the next room, adding storage, converting a tub to a shower, venting a bath fan outdoors. Licensed electricians and plumbers do their work under their own permits, and the town building department inspects at each stage the code requires.

Homes near the water and planning the job

Houses close to water deal with more moisture. Basements get checked for past water before any finish goes in, and decks, porches and exterior trim get flashing and drainage that keep water away from the framing.

Ware is about 68 miles west of Raynham. We plan with early selections, staged materials and an honest schedule, and you deal with Steve from the walkthrough to the final walk.

Exterior work rounds out most Ware projects. Siding on older houses has often been layered over the original, and water that got behind it may have softened the sheathing, sills and porch framing. Porches on multi-family buildings carry people and belongings every day, so framing, railings and stairs are checked before new decking goes on. When a wall is stripped, we look underneath before covering it again, and every window and door gets flashed at the sill and head. Those details take more time than covering over the old work, and they are what keep an old building sound for the next generation of owners and tenants.

Ware questions

Do you work on Ware's older multi-family houses?

Yes. We plan around the other units, address shared plumbing and fire separation, and choose finishes for how each unit is used.

What should I expect in a pre-1940 Ware house?

Fieldstone foundations, soft sills, plaster and old wiring are common. We check structure before finishes and follow lead-safe practices.

My house is near the water. Does that change anything?

It means more moisture. We check basements for past water and detail decks and trim to shed it.

Who runs the job?

Steve Murphy, the owner, who holds an unrestricted Massachusetts Construction Supervisor License.

What era are most Ware homes from?

By census figures the median Ware home was built in 1964. About 34% of the housing predates 1940 and about 12% went up after 2000. The age of a house decides most of what a remodel will run into.

What share of Ware homes are owner-occupied?

About 70% of Ware homes are owner-occupied and about 58% are single-family detached houses. Owners usually plan for the long run; landlords plan around the next tenant, and we scope each accordingly.
