Careful remodeling for Hingham's mixed housing
Hingham's homes vary widely in age and type, with about a quarter built since 2000 and nearly a fifth older than 1940. Modern Remodeling takes on that whole range with a written scope, plain communication and work Steve is willing to sign.
A coastal town with more than one kind of home
Hingham has about 24,100 people in roughly 9,600 housing units. It sits on the water at the southern edge of Greater Boston, about 22 miles northeast of Raynham, a drive we plan around rather than one that slows the job. Census figures put the median year built at 1973, but the spread says more. About 19 percent of the homes predate 1940, while about 26 percent were built since 2000, a large recent share for a town with that much older housing.
Only about 70 percent of Hingham's homes are single-family detached. The rest are attached homes and buildings with several units, and owners in those buildings often call about a kitchen or bath set inside walls they share with a neighbor. Around four in five homes are owner-occupied, so most of these are people remodeling the place they live. Those owners plan around association rules as much as around their own floor plan.
Working inside an attached or shared building
A unit remodel carries an extra layer of approval. Condominium associations commonly want to see the scope, proof of license and insurance, and the planned work hours before anything starts, and some limit when noisy work can happen. We build those requirements into the schedule at the start so the job does not stall halfway through. We also ask whether the association's master policy covers parts of the unit, since that affects who handles what once walls are open.
Shared walls and floors change the details as well. Sound between units, fire separation and plumbing stacks that serve more than one home all decide what can move and what has to stay. When a drain stack cannot be relocated, we say so at the walkthrough and design the bath around it instead of promising a layout the building will not allow.
Inside a shared building, protecting the common areas is part of the job. Hallways, shared stairs and entry floors get covered, debris leaves on the schedule the association sets, and the neighbor on the other side of the wall hears about loud days ahead of time. Done well, the rest of the building barely notices the work.
Salt air, older trim and newer layouts
Near the water, exterior work wears faster. Salt air and wind are hard on fasteners, flashing and deck framing, so we use hardware rated for coastal exposure and pay close attention to how water leaves a roof edge or a deck ledger. Freeze-thaw cycles then work on anything that holds moisture. Window and door replacements near the water get extra attention at the sill, where wind pushes water uphill into any gap.
In the older homes, exterior changes may go to a local historic district commission if the house sits inside a district, and interiors often hold plaster and painted trim from before 1978 that call for lead-safe practices. In the newer homes, the request is usually to open a builder's layout or finish a lower level, with framing that is straight and sound. Older homes in a coastal town have usually been through several rounds of repairs, and part of our walkthrough is sorting the original structure from later patches that may not have been done right.
In both cases you deal with Steve directly, you get a written scope before any demolition, and changes are priced and agreed before they are built. If a hidden problem turns up in a 1920s wall or a 2005 subfloor, the conversation is the same: what we found, what it means and what it changes.

Hingham questions
I own a condominium in Hingham. Can you remodel my kitchen?
Yes. We work within the association's rules on approvals, insurance paperwork and work hours, and we plan around shared plumbing and walls that cannot move.
Does a Hingham house near the water need different exterior materials?
Salt air and wind shorten the life of standard fasteners and flashing. We use hardware suited to coastal exposure and detail decks and roofs so water drains away instead of sitting.
What if my house is in a local historic district?
Exterior changes inside a local historic district typically go before the historic district commission before a building permit is issued. We put that review into the schedule and draw the exterior details clearly for it.
My Hingham home was built after 2000. Is it worth remodeling?
About a quarter of the town's homes are that recent, and their owners usually want a layout opened up or a basement finished rather than repairs. Sound framing means more of the work goes into the rooms you use.
When were most homes in Hingham built?
By census figures the median Hingham home was built in 1973. About 19% of the housing predates 1940 and about 26% went up after 2000. That mix tells us what to look for behind the walls before we write the scope.
How many Hingham homes are rented?
About 82% of Hingham homes are owner-occupied and about 70% are single-family detached houses. Rental and owner work get different finish lists, and the scope says which one we are writing.
