What Plymouth County houses ask of a remodel
Plymouth County runs 27 towns, and census figures put their median year built anywhere between 1943 in Hull and 1983 in Lakeville. That spread decides most of what a remodel here involves, so we start every job by reading the house before we price it.
Brockton and the older inland centers
Brockton is the county's only city, about 105,000 people and roughly 37,000 housing units, and its census median year built is 1958. More than a third of the homes predate 1940, and only about 6 percent were built since 2000. Fewer than half are single-family detached and about 56 percent are owner occupied, which means a lot of two- and three-families, many of them owned by landlords who need units turned over without losing a month of rent.
Whitman looks similar at a smaller scale: a 1957 median, about 41 percent of homes built before 1940, and roughly 70 percent owner occupied. Rockland, Abington and West Bridgewater sit a step newer, with somewhere between a fifth and nearly a third of their houses built before 1940. In this belt we plan for plaster walls, balloon framing that lets fire and air run floor to floor, and wiring the licensed electrician may find is older than anyone thought. Any house built before 1978 gets lead-safe work practices before the first wall opens.
That is where communication earns its keep. When demo turns up knob-and-tube or a sagging beam, you hear about it that day, with what it means and what it changes in the written scope, before anyone goes further.
Coastal towns where weather does the damage
Hull has the oldest housing in the county by census median, 1943, with nearly half its homes built before 1940. It also has under three square miles of land and more than 25 square miles of water inside its town lines. At about 30 miles north it is the far end of our county range, and a job there gets its material and dumpster plan worked out early.
Scituate, with a 1959 median and about a quarter of its homes predating 1940, carries more than 14 square miles of water. On Buzzards Bay, Marion has roughly a third of its houses built before 1940 and about 94 percent single-family detached, and Wareham, at a 1958 median, has close to 13,000 housing units. Duxbury and Marshfield are mostly owner-occupied single-family towns on the shore.
Along this shoreline salt air, wind and freeze-thaw go after siding, trim, decks and roofing faster than they do ten miles inland. We look at flashing, fastener choice and how water leaves the house as closely as we look at the room you asked about, because an interior job is only as good as the envelope around it.
Newer houses closer to Raynham
The towns nearest us tend to be the youngest. Bridgewater, about four and a half miles away, has a 1982 median and roughly a quarter of its homes built since 2000. Lakeville's median is 1983 with about 87 percent single-family detached. Middleborough covers 69 square miles of land, and about a quarter of its houses went up after 2000. Plymouth, the county's largest town at about 62,000 people, has a 1979 median and close to the same share of newer homes.
Halifax, Plympton, Rochester and Carver are owner-occupied almost across the board, around 89 to 95 percent, and Plympton and Rochester are close to entirely single-family detached. The work in these houses is less about surprises behind plaster and more about layouts from the 1970s and 1980s: closed kitchens, small baths, an unfinished basement, a deck past its life.
Opening a wall in a house like this still means confirming whether it carries load, and we tell you before anyone swings a hammer. If you want to add a bedroom and the house is on a septic system, Massachusetts Title 5 brings a design-flow review into it, and we raise that at the walkthrough so it does not surprise you halfway through permitting.

Plymouth County questions
Do you work in every town in Plymouth County?
Yes. All 27 towns are inside the roughly hundred-mile area we cover from Raynham, with Bridgewater the closest at about four and a half miles and Hull the farthest at about 30. Call (781) 974-4263 and we will set up a walkthrough.
My Brockton house was built before 1940. What should I expect?
Plan on plaster, older framing methods and wiring the licensed electrician will want to look at once walls open. Because the house predates 1978, the work follows lead-safe practices. We build those conditions into the written scope rather than finding them on day three.
Can you renovate a two-family or three-family while tenants stay?
Often, yes, depending on the work and which units it touches. We plan the sequence around occupied units, keep the site clean and closed up at the end of each day, and keep the owner updated on where things stand. If a unit has to be empty for part of the job, we say so up front.
What changes on a coastal job in Hull, Scituate or on Buzzards Bay?
Exterior detailing gets more attention, because salt air and wind wear siding, trim, decks and roofing faster near open water. We look closely at flashing and fasteners and at how water sheds off the house. Logistics also take more planning in a town like Hull, where land is tight.
Is a permit needed for a remodel in Plymouth County?
Most structural, kitchen, bath and addition work is permitted through the town's building department under the Massachusetts State Building Code, 780 CMR. Inspections typically come at rough framing, insulation and final, with electrical and plumbing inspected under their licensed trades. We handle the building permit side and walk you through the schedule.
Our 1980s house in Lakeville or Bridgewater feels closed in. Can walls come out?
Usually some can. We confirm which walls carry load before anything is opened, and if a beam is needed we tell you what that involves. Many towns here follow the stretch energy code, so any exterior wall work also gets insulation and air sealing to that standard.
