Seekonk's mid-century homes, updated room by room
Seekonk's median home dates to 1964, and more than a quarter of its houses were built before 1940. Remodeling here usually means bringing postwar ranches and older farmhouses up to how people live now, without losing what still works.
Seekonk's housing by the numbers
Census figures show about 15,500 people in Seekonk living in roughly 6,300 homes. Around 82 percent are single-family detached houses, and a similar share are owner-occupied. The town sits on the Rhode Island line, about fifteen miles southwest of our Raynham base. For a town of its size that is a high share of owners living in their own houses, and they tend to want work done once and done properly rather than patched.
The age spread is wider than the median suggests. Around 27 percent of the homes predate 1940, while about one in seven has been built since 2000. Between those two groups sits a large block of 1950s and 1960s housing, and that middle group is where most remodeling questions in town begin. Older houses scattered among the postwar ones mean every walkthrough starts with the basics: when the house was built, what has already been changed, and what earlier owners may have left behind the walls.
Opening up a 1960s floor plan
A house built around 1964 was laid out for a closed kitchen, a formal living room and small baths. Owners today usually want the kitchen to open toward where the family sits, which means taking a hard look at the wall in between. Some of those walls carry ceiling joists. Others carry nothing but wiring and a duct run. Small baths are the other common complaint, and in a ranch the fix is often borrowing a few feet from a hall closet or the bedroom next door.
We figure out which kind you have before any demolition. If it is bearing, we size a beam, plan posts down to proper footings and put it in the permit drawings. If it is not, whatever runs inside still has to be rerouted, and licensed electricians and plumbers handle their part with their own inspections. Beam size, post locations and who inspects what are all written into the proposal before the first stud is cut.
Every mid-century house predates 1978, so lead-safe practices apply to any painted surface we disturb. Original plumbing and electrical service in these homes are often near the end of their life as well, and we name that in the written scope rather than letting it surface halfway through the job.
The older farmhouses and the newer builds
Seekonk's pre-1940 houses are a different job altogether. Plaster walls, older framing methods and aging foundations call for slower demolition and more checking before anything new is set on them. When something turns up, you see it in person, and any change to the plan is written down before the work goes forward. Floors in some of these homes have settled over the decades, so new cabinets or tile need the framing beneath brought back to level before they go in.
Homes built since 2000 tend to come to us for finishing and upgrading: a basement made into living space, a kitchen taken past builder grade, a deck rebuilt properly. Whichever end of the range your house sits on, the job runs the same way, with one point of contact, regular updates and permits through the town building department under 780 CMR. Newer houses still get the same scrutiny on the first visit, since a 2000s builder may have skipped details like kick-out flashing that only show up as stains years later.
At the end of every work day the site is swept, tools are put away and the rooms you are still living in are left usable. That habit matters most in houses where the family stays home through the remodel.

Seekonk questions
Can you remove a wall in my 1960s Seekonk ranch?
Often, yes. We first check whether it carries load; if it does, a beam is sized and included in the permit drawings, and if it does not, we still plan around the wiring and ducts inside it.
Do you work on pre-1940 houses in Seekonk?
Yes. Older houses need slower demolition and more checking of framing and foundations, and we schedule with that in mind. Anything unexpected is shown to you and written up before work changes.
Who handles the electrical and plumbing?
Licensed electricians and plumbers, as Massachusetts requires. They pull their own permits and pass their own inspections, and we coordinate the schedule so you are not chasing anyone.
How do you keep me updated during a Seekonk remodel?
You get a written scope before work starts and regular updates from Steve or the job lead as it moves. If anything changes, you hear it from us first, along with the reason and what it does to the schedule.
Are Seekonk houses mostly old or new?
By census figures the median Seekonk home was built in 1964. About 27% of the housing predates 1940 and about 16% went up after 2000. We plan the inspection of framing, wiring and plumbing around that age.
Do most people in Seekonk own their homes?
About 83% of Seekonk homes are owner-occupied and about 82% are single-family detached houses. That split decides whether a job is planned around a family living in the house or a lease date.
