Sandwich family homes, built out for daily life
More than nine in ten Sandwich homes are detached houses, and close to nine in ten of the occupied ones are lived in by their owners, according to census figures. These are year-round family homes, and they ask for bigger kitchens, better baths, finished basements and room to grow.
A year-round town on the Upper Cape
About 20,400 people live in Sandwich in roughly 9,600 homes, a little over two residents per house. Farther out on the Cape the numbers tilt toward second homes that sit empty, but Sandwich reads like a town where most families live all year and wear a kitchen out the way a full-time household does. Year-round use also means year-round wear: floors, cabinet hinges and bath fans that run every day for decades.
The town is large on land, nearly 43 square miles, with only about 1.5 square miles of water, so plenty of its houses sit back from the shore on ordinary inland lots. It is also one of the closest Cape towns to Raynham, about 32 miles southeast as the crow flies. Inland lots usually make access easier for deliveries and dumpsters than a tight waterfront parcel would.
The census median build year is 1982. Only about 9 percent of homes predate 1940 and about 11 percent are from 2000 or later, which leaves a deep middle of houses from the 1970s, 1980s and 1990s. Most were built with platform framing and drywall, and the ones from before 1978 still call for lead-safe work practices when painted surfaces are disturbed.
What owners of 1980s houses usually change first
A typical floor plan from that period has a kitchen sized for one cook, a separate family room, a basement left unfinished and two small baths sharing an upstairs hall. Owners who have lived with it for a while tend to start with a kitchen that opens to where people actually sit and a primary bath with a real shower, with the basement next in line. Some want a mudroom by the side door, which in a Cape town with sand and wet boots is more practical than it sounds.
Kitchen rebuilds start with the wall question. If the wall carries load we tell you before demolition and plan a beam, and the electrical work for a modern kitchen, often several new appliance circuits, is done by a licensed electrician. Bath work is custom tile over a waterproofed shower, with the fan ducted outside.
Basements come with their own order of operations. Water comes first: if a foundation shows signs of moisture, that is solved before any framing goes up. A finished basement also needs insulation that meets the code, a plan for heat and, if anyone will sleep down there, a legal egress window.
Additions, septic and a household living through the work
Plenty of Sandwich families outgrow the house before they want to leave it, so an addition is a natural next step. Footings go below frost depth, commonly about four feet in Massachusetts. If the addition includes a bedroom and the house is on septic, a Title 5 design-flow review has to clear before the plan is final, and we raise it at the first meeting.
The building department permits the work under 780 CMR and inspects it in stages: rough framing, rough electrical and plumbing by licensed trades, insulation, then final. With the stretch energy code adopted in many Massachusetts towns, insulation and air sealing on new walls are held to a higher standard than when the house was built.
Most of these families stay in the house during the job. That means dust walls and floor protection, a temporary kitchen setup while the main one is out, and a worksite left clean every afternoon. Changes are written up and priced before they happen, so nothing shows up on a bill you did not see coming. Steve stays your contact from the first walkthrough through the final inspection.

Sandwich questions
Can we stay in the house during a kitchen remodel?
Most families do. We seal off the work area, protect floors along the path in and out, and help you set up a temporary kitchen so meals keep happening.
What has to happen before a basement gets finished?
Moisture is dealt with first, because framing over a damp wall only hides the problem. Then come insulation to code, heat, and an egress window if the space will ever be used for sleeping.
Will an addition affect our septic system?
If it adds a bedroom, yes. Massachusetts requires a Title 5 design-flow review for a new bedroom on septic, and we put it on the table before the design is settled.
How are changes handled once work has started?
Every change is written down with its price and your approval before anyone does it. You never find out about a change from an invoice.
How old are the houses in Sandwich?
By census figures the median Sandwich home was built in 1982. About 9% of the housing predates 1940 and about 12% went up after 2000. Those numbers shape what we check first at the walkthrough.
Is Sandwich mostly owners or renters?
About 89% of Sandwich homes are owner-occupied and about 92% are single-family detached houses. We ask early which kind of job it is, because it changes the materials and the schedule.
