Berlin's very old and very new houses
Berlin is a small town where nearly half the homes were built after 2000 and close to a fifth were standing before 1940. A remodel here starts with knowing which kind of house you own, because the work inside each is different.
Two housing stocks in one small town
Berlin's census numbers are unusual. The median home was built in 1995, about 46 percent of its roughly 1,500 housing units went up after 2000, and yet around 19 percent predate 1940. Few towns split this sharply between the brand new and the genuinely old, and the split shapes almost every conversation we would have about a project here. The first question at a walkthrough is simply which era the house belongs to.
For the newer houses, the work is usually about finishing and adjusting. A basement the builder left bare. A primary bath with a fiberglass insert that has started to yellow. A kitchen with builder-grade cabinets whose doors no longer close square. The framing is standard and drawn to a modern code, which makes changes easier to plan and easier to price, and the surprises behind the drywall tend to be small ones.
The older houses are another matter. Plaster on wood lath, balloon framing, fieldstone foundations and wiring nobody has looked at in decades are all fair possibilities. We plan for them at the walkthrough instead of discovering them with the walls open, and anything that predates 1978 is handled with lead-safe work practices. On those houses, a small inspection opening made before the scope is written usually saves a lot of time later.
Attached homes and shared walls
Only about 56 percent of Berlin's homes are single-family detached, which is low for a town of about 3,500 people. That leaves a real share of attached and townhouse-style units, where a remodel has to respect shared walls, fire separation between units and, in many cases, an association that reviews the work. Some of those units are newer than the town's median and some are older houses divided long ago, and each calls for its own approach.
We ask for any association rules at the start, because they can set working hours, where a dumpster can sit and what the outside is allowed to look like. Inside the unit, the common jobs are kitchens, baths and finished lower levels, done with dust control and noise planned around the neighbor on the other side of the wall. Plumbing that runs through a shared chase gets extra care, since a leak there is two households' problem.
With about 82 percent of homes owner-occupied, most Berlin clients will live with the result for a long time. They tend to ask good questions and want straight answers, which suits how Steve runs a job. Steve built this company on better communication than the builders he used to work for gave their clients, and when a neighbor is a few inches of wall away, that communication runs both directions.
Planning from Raynham
Berlin is roughly 43 miles northwest of Raynham. We confirm materials before demolition, book inspections with the building department as each stage is ready, and tell you what is happening the whole way through. In a town this small, we keep trucks and deliveries to a minimum and the driveway clear, because the house is still a home while the work goes on.
If a plan adds a bedroom on a septic system, Massachusetts Title 5 brings a design-flow review, and that can change what is possible. If a wall carries load, we say so before the price is set. Steve would rather lose a job than surprise someone halfway into it.
On an old farmhouse in particular, the written scope spells out what we expect to find and what happens if the house disagrees. That way a rotted sill or a bad beam becomes a planned decision with a price attached, not an argument.

Berlin questions
Can you finish the basement in a newer Berlin home?
Most homes built since the 1990s have basements that finish well, with framing held off the foundation and insulation to current code. If anyone will sleep down there, an egress window comes into the plan.
What changes when my home shares a wall with a neighbor?
Fire separation between units has to stay intact, and any association may need to approve the work first. We plan noise, dust and working hours with the neighbor in mind.
Do you take on houses built before 1940?
Yes. We expect plaster, older framing and old wiring in a house that age, and we plan the job around them from the walkthrough on.
Will adding a bedroom trigger a septic review?
In Massachusetts it can. On a septic system, a new bedroom brings a Title 5 design-flow review, so we raise it early, before the design is settled.
What era are most Berlin homes from?
By census figures the median Berlin home was built in 1995. About 19% of the housing predates 1940 and about 46% went up after 2000. The age of a house decides most of what a remodel will run into.
What share of Berlin homes are owner-occupied?
About 82% of Berlin homes are owner-occupied and about 56% are single-family detached houses. Owners usually plan for the long run; landlords plan around the next tenant, and we scope each accordingly.
