Custom homes, built from the ground up

Modern Remodeling builds new houses for Massachusetts homeowners within about a hundred miles of Raynham, working on a bare lot or a teardown. Steve runs each build under his unrestricted Construction Supervisor License, and you hear from him at every stage, including the ones that go sideways.

How a new house runs with us

Every house starts with a walk of the lot. Steve looks at where the land falls, where the water goes, what the soil and ledge are likely to do, and whether the town will want a septic design or a sewer connection. You leave that walk knowing what the site will ask of the job before any drawing is finished.

Then the work gets written down. You get a written scope and a price that spell out what is included and what is not. Every change after that is written down too, with what it does to the number and to the schedule. Nobody learns about a change from an invoice.

The permit comes through the town building department under the state building code, 780 CMR. Footings go below frost, commonly about four feet down here. Inspections follow the work as it goes: framing, rough electrical and plumbing by their licensed trades, insulation, then the final. Steve tells you when each one is booked and how it went.

How the pages in this section differ

These pages split new home work by the job each one does. Custom Home Builder is about who builds your house and what that relationship looks like day to day. New Home Construction walks through the sequence of a build. New Construction Homes is for people weighing a newly built house against an older one. Ground-Up Construction covers the site itself, cleared land or a teardown.

Some pages are about the house you want. Modern Home Construction covers flat roofs, large glass and detailing with almost no trim. Contemporary Home Construction covers current design that still sits right on a street of Capes and colonials. Multi-Story Home Construction is about building up on a tighter lot, and Estate Home Construction is about large houses with outbuildings and long site work.

The rest are about how the work is organized or held to a standard. Design-Build Services explains one team handling design and construction on any project, and Custom Home Design-Build applies that to a one-off house. Custom Floor Plans covers laying out the rooms. Home Construction Management is for owners who already have plans and need the build run. Luxury Custom Homes covers finish-heavy work, and High-End Home Construction covers how the workmanship gets checked.

What stays the same on every build

Modern Remodeling exists because of communication. Steve spent years working for contractors who left homeowners guessing, and he built the company to run the other way. You know who is on site, what got done this week, what comes next and what changed.

The site gets the care a lived-in house would. Materials are stored and covered, the lot is picked up at the end of each day, and finished work is protected while the trades keep working around it. Electrical and plumbing are done by licensed electricians and plumbers, as Massachusetts requires.

The standard at the end is plain. Customers put it this way: "If its not right; Steve wont put his name on it!" When a corner is out or a detail does not line up, it gets fixed before the final walkthrough.

Home Construction Management

You have the plans and the designer; Steve runs the trades, inspections, materials and reporting until the final.

Ground-Up Construction

Teardowns and raw lots taken from demolition and clearing through foundation, utilities and septic before the house goes up.

Homes questions

Can you build on land I already own?

Yes, and if you are still deciding on a lot, Steve can walk it with you before you buy. He will point out what the site is likely to need, such as ledge work, a long driveway, drainage or a septic system designed under Title 5, so those items are known early.

Do I need an architect before I call?

No. You can call with finished plans, with a sketch, or with nothing but a lot. If you have plans, Home Construction Management or a straight build fits. If you do not, design-build keeps the drawing and the pricing with one team so the plans stay buildable as they develop.

Who will I actually talk to during the build?

Steve. He runs the job under his Construction Supervisor License and keeps you posted on inspections, deliveries, decisions that are coming due and anything the site turns up. Changes are written down before the work happens, not after.

How long does a new house take to build?

It depends on the size of the house, the site work, how long your town takes with the permit, and lead times on windows and finish materials. Steve gives you a schedule with the written scope and updates it as the job moves, so you see any slip when it happens and why.

Does a new home have to meet the stretch energy code?

Many Massachusetts towns have adopted the stretch energy code, and where yours has, insulation and air sealing follow it. Steve checks which code your town is on before the plans are final, because it affects the wall assembly, the windows and the heating and cooling choices.

How far from Raynham do you build?

We work within about a hundred miles of Raynham. That covers the South Coast, the South Shore, Boston and Metro West, Worcester County, the North Shore, and Cape Cod and the Islands. Call (781) 974-4263 to talk through your lot and what you want to build.
