A remodeling plan for Chelsea's older buildings
Chelsea packs about 40,000 people into a little over two square miles, and most of its housing is old, multi-family and rented. A remodel here usually means one unit inside a working building, done without upending everyone else in it.
Two square miles and very few single-family houses
Chelsea covers about 2.2 square miles of land, and census figures count roughly 40,000 residents in about 14,000 housing units there. That works out to close to 18,000 people per square mile, one of the tightest settings anywhere in our service area. Fewer than one home in ten is a detached single-family house. The rest are two-families, three-deckers, apartment buildings and a share of newer construction.
About 28 percent of households own their home, which tells you who usually calls about a remodel here. Some are owner-occupants of a two- or three-family who live in one unit and rent the others. Others are landlords and investors working through a building one apartment at a time. We are honest with both about which projects make sense to stage around tenants and which need the unit empty.
At that density, buildings sit close together and the outside of one matters to the family next door too. Staging, ladders and debris all have to fit in a few feet of side yard, and we work that out before the first delivery. Where a building shares a wall with the next one, we also think about noise and vibration, and we schedule the loudest demolition for the hours the neighbors are most likely to be out.
What a 1938 median year built means for the work
Chelsea's median year built is 1938, and about half the housing predates 1940. Roughly 17 percent was built since 2000, which leaves a city of mostly old buildings with newer ones mixed in. In the older stock, count on plaster walls, framing that has been notched and patched by generations of trades, and floors that are no longer level after a century of settling.
Lead paint is assumed in anything this age. We set up containment, cleaning and disposal to lead-safe standards before any sanding or demolition, and that matters even more where children may live upstairs or across the hall. Old wiring and tired cast iron or galvanized piping are common finds. Licensed electricians and plumbers handle those, and we coordinate their rough inspections so no wall gets closed early.
Kitchens and baths in these units tend to be small and oddly shaped. We find where the stack runs and which walls carry load before drawing anything, because moving a sink six feet can mean opening the ceiling of the apartment below. Sometimes the better answer is a smarter layout in the same footprint: better storage, a properly vented range hood, a tub swapped for a tiled shower that actually fits the room.
Working inside an occupied building
With roughly seven in ten Chelsea households renting, most jobs happen with people living a floor away. We agree on work hours, water and power shutoffs, and how the stairway and front hall get protected, then we stick to it. Common areas are swept and wiped down before we leave each day.
Inspections under 780 CMR follow the job from framing to final, and the city building department issues the permit. A rental unit also has to be ready for whatever the owner needs next, so we keep the punch list short and leave the final walkthrough clean. We can photograph anything that will end up behind drywall, which helps the next time someone needs to open that wall and keeps the record of what was done with the building rather than in someone's memory.
From Raynham, Chelsea is about 32 miles north, and jobs there run the way they do closer to home: fast answers, clear updates and a written scope you can hold Steve to. Customers put it simply: if it's not right, Steve won't put his name on it. The number is (781) 974-4263.

Chelsea questions
Can you renovate one apartment in my Chelsea two-family while I live upstairs?
Yes. We set work hours, protect the shared stairs and schedule any water or power shutoffs ahead of time. You get an update each day on what was done and what comes next.
Is lead paint a concern in Chelsea buildings?
With about half the housing built before 1940, assume it is present until testing shows otherwise. We follow lead-safe practices on every pre-1978 job, covering containment, cleanup and disposal.
Can a small Chelsea kitchen be opened up to the next room?
Sometimes. It depends on the load that wall carries and what plumbing and venting runs through it. We check that on the walkthrough and tell you plainly what it would take.
Do you handle rental turnovers for landlords?
We do. Turnover work is scoped so the unit can pass inspection and be ready on the date you need, with a written scope that covers what happens if the walls hold surprises.
Are Chelsea houses mostly old or new?
By census figures the median Chelsea home was built in 1938. About 50% of the housing predates 1940 and about 17% went up after 2000. We plan the inspection of framing, wiring and plumbing around that age.
Do most people in Chelsea own their homes?
About 28% of Chelsea homes are owner-occupied and about 8% are single-family detached houses. That split decides whether a job is planned around a family living in the house or a lease date.
