What Webster houses ask of a remodel
Webster's housing is split almost down the middle between single-family homes and everything else, and close to three in ten homes were standing before 1940. A remodel here starts with knowing which kind of house you own and what its walls are likely hiding.
A town where half the homes are not detached houses
Census figures put Webster at about 17,700 people living in roughly 8,200 homes, and only about 52 percent of those homes are single-family detached houses. The rest are two-families, multi-unit buildings, condos and attached homes. Owner occupancy sits near 59 percent, so a good share of Webster housing is rented out and managed by someone as an investment.
That changes the work. An owner living in one unit of a two-family wants a kitchen they enjoy and a rental unit that holds up to tenants. A landlord turning over an apartment wants a bathroom that passes inspection, gets back on the market and does not need attention again two years later. We plan those jobs differently, and we say so at the walkthrough so nobody is surprised by the scope.
Where units share a building, the work touches the neighbors too. Shared walls, a common plumbing stack and one electrical service feeding two units all come into play, and Steve works out with you before demo what has to be shut off, for how long, and who needs to hear about it. If you own the whole building, we also talk through how each finished unit will be used, because a bath built for a long-term tenant and one built for your own family are not the same job.
Pre-1940 framing and the 1960s houses around it
Roughly 28 percent of Webster's homes predate 1940, while the median home was built around 1962. The town carries two kinds of house side by side: early stock with plaster walls and balloon framing, and postwar ranches and Capes with drywall, small kitchens and closed floor plans. Both kinds of house can be remodeled well. They just fail in different places, and the walkthrough is where we work out which places those are on your property.
In the older houses, balloon framing means a stud bay can run from the basement to the attic, so we add fire blocking whenever walls are open. Knob-and-tube wiring turns up during demo often enough that we plan for a licensed electrician to look at what we find. Anything built before 1978 gets lead-safe work practices under the EPA renovation rule, with containment and cleanup written into the job from the start.
The 1960s houses are usually easier to open up, but the wall between kitchen and living room often carries ceiling joists. If it carries a load, we tell you before anyone swings a hammer, and the beam goes into the written scope and the permit drawings.
Water, distance and clear updates
Water covers about 2.2 square miles of Webster against roughly 12 square miles of land, a large share for a town this size. Houses close to water tend to see more moisture: damp basements, sill plates worth checking, decks and exterior trim that weather faster. We look at those first when a basement finish or exterior job is on the table. Moisture gets solved before finishes go in, because tile and drywall installed over a wet problem only hide it for a year or two.
Webster is about 42 miles west of our shop in Raynham. That distance is part of why we keep jobs organized. Deliveries are scheduled, inspections through the town building department are booked ahead, and you hear what happened that day and what comes next. Steve built the company around that after years of working for builders who did not communicate.
Dust walls stay up until the drywall is finished, the site is cleaned at the end of each day, and you always know who to call. Customers say Steve will not put his name on a job that is not right, and that is the standard on every room we touch.

Webster questions
Can you remodel one unit of my two-family while tenants live in the other?
In most cases, yes. We plan shutoffs for shared water and power ahead of time, seal off the work area and give you notice to pass along to your tenants. Anything that affects both units is spelled out in the written scope.
My house was built before 1940. What turns up when the walls come open?
Usually plaster on wood lath, balloon framing and sometimes old wiring that a licensed electrician will need to replace. Because of the age, we work lead-safe from the first day. We walk you through anything we find before the plan changes.
Do I need a permit to redo a bathroom in an apartment I rent out?
If the work touches plumbing, electrical or framing, it is permitted through the town building department with inspections along the way. Purely cosmetic work over sound surfaces may not need one. We sort that out at the walkthrough.
My basement takes on moisture. Can it still be finished?
Often it can, but the water gets dealt with first. We look at grading, gutters, the foundation and drainage before talking about framing, because finished walls over a wet floor do not last.
When were most homes in Webster built?
By census figures the median Webster home was built in 1962. About 28% of the housing predates 1940 and about 12% went up after 2000. That mix tells us what to look for behind the walls before we write the scope.
How many Webster homes are rented?
About 59% of Webster homes are owner-occupied and about 52% are single-family detached houses. Rental and owner work get different finish lists, and the scope says which one we are writing.
