Hopedale's closely built homes, inside and out

Hopedale fits about 6,000 people into just over five square miles, and only about half its homes are detached single-family, per census figures. Many of the rest are owner-occupied attached houses, so shared walls and tight lots are part of most remodel plans here.

Half detached, half something else

Census figures put detached single-family homes at about 53 percent of Hopedale's housing, which is low for a town this size. Yet about 79 percent of homes are owner-occupied. The gap means many people here own an attached house, one side of a duplex or a condominium, and live in it.

Remodeling one side of a shared building is its own discipline. A party wall carries sound, may carry fire separation requirements, and sometimes holds plumbing or wiring that serves both sides. Work on the structure or the roof can affect the neighbor. We find out what is shared before writing the scope, and we talk through with you how to keep the other household informed. Sound often travels through those walls, so loud work like demo and tile cutting is scheduled with the neighbor in mind.

Where the building is a condominium, approval comes before tools. We ask for the association's renovation rules at the first meeting, send the certificate of insurance they will want, and keep the work inside the hours they allow. It is slower at the start and saves stopping later.

A third of the housing predates 1940

About 34 percent of Hopedale's homes were built before 1940, with a median build year of 1962 for the town as a whole. The older houses typically have plaster walls, balloon framing and cellars that were never meant to be living space. Wiring may be original in places, and lead-safe work practices apply to every house older than 1978. About 15 percent of the housing has been built since 2000, so a few newer homes mix in with the old.

When a house has little room to grow outward, remodels go up or in. A dormer adds headroom on a second floor, a rearranged first floor gives the kitchen what it needs, and an unused attic can become a bedroom if the framing and stairs allow it. Each of those is structural, so each is drawn and permitted under 780 CMR. Before any of it, we confirm the house can take the added load.

Older attached houses were often built with the two halves framed as one structure. A beam or a roof change on one side can depend on what is on the other, and old repairs may have crossed the line between them. We look at both sides from the cellar and the attic where we can, and we document what we see before starting.

Small lots, careful staging

A small lot changes how a job runs. There is less room for a container, material deliveries and parked trucks, and the neighbors are close. We plan staging before the start date, protect what sits next to the work and leave the site swept and secured at the end of each day. Street parking for the crew is planned as well, so the block is not tied up.

Inside, close quarters call for the same care. Floors, stairs and doorways along the path from the street to the work area are covered, dust is held in with plastic, and tools and materials are put away rather than left in the yard overnight.

Hopedale is only about 28 miles northwest of Raynham, a short drive by our standards. That makes it easy for Steve to be on site often and to answer quickly when you call (781) 974-4263. It also means quick follow-up on small things after the job is done.

Hopedale questions

We share a wall with our neighbor. Can we still remodel our side?

Yes. We identify what in the wall is shared, plan around it and keep work that affects the neighbor to a minimum. If the building has an association or a shared agreement, we work within it.

Can our attic become a bedroom?

Sometimes. It depends on floor framing, headroom, stair access and egress, all of which the building code governs, and we check those before you spend money on design.

Will you need a dumpster on our small lot?

Usually some kind of container is needed, sized to fit. We plan where it goes, how long it stays and how debris is handled before the job starts.

Do we have to move out during a kitchen remodel?

Most people stay. We seal the work area, keep a path through the house clear and tell you ahead of time about days when water or power will be off.

How old are the houses in Hopedale?

By census figures the median Hopedale home was built in 1962. About 34% of the housing predates 1940 and about 14% went up after 2000. Those numbers shape what we check first at the walkthrough.

Is Hopedale mostly owners or renters?

About 79% of Hopedale homes are owner-occupied and about 53% are single-family detached houses. We ask early which kind of job it is, because it changes the materials and the schedule.

Does Modern Remodeling work in Hopedale?
