Sterling homes: room to add on, built to last

Sterling is a low-density town of owner-occupied single-family houses, and one in five of them has gone up since 2000. Modern Remodeling helps those owners add space, finish what the builder left raw and rebuild decks on footings set below frost.

Plenty of land and mostly single-family houses

About 8,000 people live in Sterling on more than 30 square miles of land, census figures show, which leaves a lot of ground around each house. Roughly 84 percent of the town's 3,500 or so homes are detached single-family houses, about 89 percent are owner-occupied, and the median home was built in 1977.

Lots that size change what a remodel can be. Owners here are more likely to add a family room, or a garage with a room above it, than to wring more out of the existing footprint, and there is usually space for equipment and a dumpster without blocking anyone in. Room to build does not mean fewer steps, though. The building permit comes first, and if the house is on septic and the work adds a bedroom, so does a Title 5 review.

Space between houses also means longer runs for anything that crosses the lot. A new addition or a detached garage may need its electrical feed or its water line carried farther than it would on a tight suburban lot, and those runs are planned into the written scope rather than discovered with a trench half dug.

Finishing the houses built since 2000

Roughly one Sterling home in five is newer than 2000. Many of those came with an unfinished basement, a space over the garage left as bare framing, and builder-grade kitchens and baths now showing wear. Finishing that space is usually the most direct way to get more house without building outward.

A newer basement is generally a better starting point than an old one, but we still look for damp before framing a single wall, egress is planned if anyone will sleep down there, and the walls are insulated to the energy code in force. Over a garage the questions are heat, ventilation and whether the floor joists were sized for a bedroom or for boxes. If they were not, the written scope says what reinforcing them involves before anything is final.

Builder-grade kitchens from the 2000s are often laid out well enough that the walls can stay where they are. The work is more likely new cabinets and counters, better lighting, an island sized to the room instead of to a catalog, and a tile backsplash that replaces one nobody chose. A kitchen rebuild like that moves faster than one that also rearranges the floor plan.

Decks, additions and the older farmhouses

Decks take a beating here, and plenty from the 1980s and 1990s are now soft at the ledger or perched on shallow piers that heave every winter. A new deck goes on footings below frost depth, commonly about four feet in Massachusetts, with the ledger flashed and fastened properly to the house. An addition follows the same rule at its foundation, and both are inspected as they go.

About 15 percent of Sterling homes predate 1940. Those older farmhouses and village houses need another approach entirely: plaster walls, framing altered by several owners, and painted surfaces handled lead-safe. At about 52 miles northwest of Raynham, a Sterling job runs in planned blocks of site days, with written updates in between, because Steve spent too many years working for people who lacked communication to run a company that way.

Your written scope lists the inspections right beside the work they cover. The inspector sees the footing holes before concrete and the framing before insulation hides it, and the plumber and electrician have their own rough inspections. Any change you ask for mid-job goes on paper before the crew acts on it.

Sterling questions

Can you finish the space over our garage?

Usually, once we confirm the floor framing can carry a living space and plan heat and ventilation for it. If the joists need reinforcing, that goes into the written scope first.

How deep do deck footings go?

Below frost depth, commonly about four feet in Massachusetts. Shallow footings are the usual reason older decks heave and pull away from the house.

Do newer basements need waterproofing before finishing?

Not always, but we check for moisture first and deal with grading or seepage if we find it. Finishing over a damp wall only hides the problem for a while.

Do you restore older farmhouses as well as newer homes?

Yes. An older house gets a slower demo, lead-safe practices on painted surfaces and a careful look at framing that previous owners have cut into.

Are Sterling houses mostly old or new?

By census figures the median Sterling home was built in 1977. About 15% of the housing predates 1940 and about 20% went up after 2000. We plan the inspection of framing, wiring and plumbing around that age.

Do most people in Sterling own their homes?

About 89% of Sterling homes are owner-occupied and about 84% are single-family detached houses. That split decides whether a job is planned around a family living in the house or a lease date.
