Dudley's mix of mid-century ranches and older homes

Two eras of house under one town line

Roughly 11,900 people live in Dudley, and its housing splits into two groups. There is a large postwar layer of ranches, Capes and split-levels built through the 1950s and 1960s, and an older layer, about a quarter of the stock, that predates 1940. Only around 12 percent has gone up since 2000, so new construction is a small part of the picture.

The postwar houses are usually straightforward: plaster or early drywall, wiring that is partly original and partly updated, a small kitchen and one full bath. The older ones are where the surprises live. Balloon framing, fieldstone foundations and knob-and-tube wiring can all turn up once walls are open, and a home built before 1978 is handled with lead-safe work practices under EPA RRP.

Work for owners who rent part of the building

Census figures show about 71 percent of Dudley homes are owner-occupied, and roughly a quarter of the housing is something other than a detached single-family house. Some of that is two-families and small multi-unit buildings, often with an owner on one floor and a tenant on the other.

For those owners the job runs differently. Units turn over on a schedule, and a kitchen or bath has to be durable and ready for the next lease. We also keep a record of what was done and when, which helps when a lender or buyer asks.

Multi-family work brings its own code points. Fire separation between units, smoke and carbon monoxide alarms and safe exits all get looked at when a unit is opened up, and the building inspector checks them. We would rather tell you about one of those at the walkthrough than have it come up at a final inspection with a tenant waiting to move in.

Ranch and Cape updates that hold up

In a 1960s ranch the common request is a larger kitchen and a second bath. The kitchen often backs onto a bearing wall, and a new bath means finding a route for drain lines, which our licensed plumbers lay out before any framing. Capes from the same era bring cramped second floors, and a dormer is a frequent answer. It changes the roof structure, so it is drawn, permitted under 780 CMR and inspected at framing.

Ranches from that period often sit on a full basement with the original heating equipment and its ducts or pipes running under the floor joists. Moving a kitchen or adding a bath means working around those runs, and sometimes moving them. Roofs and siding on houses this age have usually been redone at least once, and when they are due again, the same written scope and the same direct line to Steve apply to the outside of the house.
