Charlton homes ready for their second round

Most Charlton homes went up in the 1980s or later, so the original kitchens, baths and decks are reaching the end of their run. Remodeling here usually means replacing first-generation finishes with work built to last.

First-generation finishes wearing out

Charlton's median house was built in 1984. Only about 9 percent predate 1940 and around 22 percent went up after 2000. With roughly 13,300 people spread over more than 42 square miles of land, it is a large town of mostly newer homes with room around them. Large lots and newer construction make it one of the more predictable places for us to plan a remodel, which helps everyone's schedule.

Houses from that era were generally framed well and finished with whatever builders could buy in volume at the time. Forty years on, laminate counters are lifting at the seams, the cabinet box under the sink has swelled, the fiberglass tub surround has yellowed and the original windows are fogging between the panes. The bones are fine. The surfaces are done. Carpet laid over particleboard in a bath of that era is common too, and it comes out.

That is good news for a remodel. Layout changes are easier when the walls are straight, the framing is standard dimensional lumber and the wiring is grounded cable that a licensed electrician can extend instead of replace. It also means more of the work goes into what you see and use, and less into catching up on what the house has hidden.

Basements, primary baths and decks

About 83 percent of homes in Charlton are single-family detached and about 82 percent are owner-occupied. For owners in houses like these, the requests that come up most are an unfinished basement and a primary bath that has never been touched. Kitchens come a close third, often because the original island was too small and the counters were never meant for daily cooking.

A basement in a 1980s colonial is often dry and tall enough to finish properly, with the framing kept off the foundation, insulation to current code and an egress window if anyone will sleep there. A primary bath usually means pulling the tub insert, building a tiled shower on a waterproofed substrate and venting the fan outdoors rather than into the attic. That last detail is easy to skip and hard to undo later, since a fan dumping into the attic rots the roof sheathing over time.

Decks built then were often fastened to the house in ways an inspector would not pass today. A rebuild gets footings below frost, a flashed ledger, proper hardware and a permit. Composite or pressure-treated decking, railing style and stair layout are choices we walk through with you, along with the upkeep each one asks of you over the years.

Working in Charlton

Charlton lies about 49 miles west of Raynham. At that distance we plan tightly, so the house is never left open waiting on a delivery, and you know each day what was done and what comes next. Inspections are scheduled with the building department as each stage is ready, so open walls are not left waiting.

Steve walks the house, writes the scope and handles the conversation until the final inspection. If something you want should not be done, or should be done differently, he says so before it is built. That is the standard he set when he started the company, after years of working for builders who did not tell clients what was going on.

Owners in newer homes sometimes worry a remodel will look patched onto the rest of the house. We match trim profiles and door styles where the plan calls for it, and say plainly where matching is not possible. Where a new opening or an added bath changes the floor plan, we talk through how it will look from the rest of the house as well as inside the room.

Charlton questions

Is it worth remodeling a 1980s kitchen instead of just refacing it?

If the cabinet boxes are swollen or the layout no longer works, a full remodel usually makes more sense. We look at the existing boxes and the room with you before recommending either.

Can my unfinished basement become living space?

Most Charlton basements from that era can, provided they stay dry. Egress, ceiling height and insulation decide what the room can be used for.

Why does my old deck need new footings?

Older decks often sit on shallow footings or attach to the house without proper flashing. A permitted rebuild puts footings below frost depth and ties the deck to the house correctly.

Can you replace a tub with a walk-in tiled shower?

Yes. The shower is built on a waterproofed substrate, and the plumbing changes are done by a licensed plumber with an inspection.

When were most homes in Charlton built?

By census figures the median Charlton home was built in 1984. About 9% of the housing predates 1940 and about 22% went up after 2000. That mix tells us what to look for behind the walls before we write the scope.

How many Charlton homes are rented?

About 82% of Charlton homes are owner-occupied and about 83% are single-family detached houses. Rental and owner work get different finish lists, and the scope says which one we are writing.
