Commercial space, built out right

Commercial work with Modern Remodeling means offices, stores, restaurants, practices, rental buildings and shops across Massachusetts, run with the same written scope and steady updates our homeowners get. The thing that matters most is that your business keeps working while we build.

How a commercial job runs with us

It starts with a walkthrough of the space with whoever makes the decisions, and often the landlord or property manager too. We look at what is there now, what the business needs the room to do, and what the lease or the building allows. Then you get a written scope that says what we will build, what we will not touch, and what still needs an answer from you or your design team.

Commercial work is permitted through the town or city building department, the same as residential, but the review is different. Accessibility in Massachusetts follows 521 CMR from the Architectural Access Board along with the ADA, so entrances, restrooms, counters and routes through the space get checked against it. Where a job needs stamped drawings, they come from the owner's architect or engineer, and we build to them and flag anything in the field that does not match. Electrical and plumbing are done by licensed electricians and plumbers, as state law requires.

You deal with Steve. If something changes, you hear about it before the work moves past it, with the reason and the effect on the schedule written down. That habit is the reason the company exists.

Working around a business that stays open

Most commercial owners cannot close for the length of a job, so the schedule is built around the business. That can mean phasing the work room by room, working early mornings or after close, or splitting a project so the loud and dusty parts land when nobody is there. We agree on this in writing up front, along with which entrances, restrooms and parking we use.

Dust walls, floor protection and a site that is swept and safe at the end of every day matter more on a commercial job, because your staff and customers walk past it. In older buildings we plan for what demolition tends to turn up: plaster over brick, old wiring, floors that are not level, and on buildings from before 1978, paint that has to be handled with lead-safe practices.

How to tell these pages apart

Each page in this section covers one kind of job. Remodeling pages are about changing how an existing space works. Renovation pages are about bringing worn space back up to standard without moving much. Build-out pages start from an empty shell and finish it for a specific use. Tenant improvements is written for the lease side of that same work, where a landlord and a tenant both have a stake.

The rest are sorted by the business itself: offices, stores, restaurants and commercial kitchens, medical and dental practices, hotels and inns, apartments and multi-family buildings, warehouses and industrial shops, plus restrooms and exteriors for any building type. If your project sits between two pages, call (781) 974-4263 and we will tell you plainly which one fits, or whether it is a job we should take at all.

Commercial questions

Do you do commercial work while the business stays open?

Usually, yes. We phase the work, schedule the noisy and dusty parts outside your hours where we can, and agree in writing on which entrances, restrooms and parking we use. If a short closure is unavoidable, you will know when and why well ahead of time.

Who handles the permits on a commercial job?

We pull the building permit through the town or city building department and schedule the inspections. Licensed electricians and plumbers pull their own permits for their trades. If the job needs stamped drawings, those come from your architect or engineer, and we build to them.

Can you work with my landlord or property manager?

Yes, and on leased space we expect to. Many landlords have their own rules for work hours, insurance paperwork, shared systems and access, and we read those before we write the scope so nothing surprises either side.

Do commercial spaces have to meet accessibility rules?

In Massachusetts, commercial accessibility follows 521 CMR from the Architectural Access Board as well as the ADA. Depending on the scope of the work, entrances, restrooms and routes through the space may need to come up to those rules. We point out where that applies before the price is set, not after.

How will I know what is happening on my project?

You get a written scope at the start and regular updates from Steve while the work is underway. Any change is explained before the work moves past it, with what it does to the schedule. Clear communication is the whole reason Modern Remodeling was started.

Do you build the whole project or only parts of it?

We can run the full job or a defined piece of it, like a restroom, a storefront or a kitchen line. The written scope says exactly what is ours and what belongs to other contractors, so there is no gap and no overlap between them.
