Harvard homes owned and kept for the long run

More than nine in ten Harvard homes are owner-occupied, by census figures, and most are detached houses on generous land. Owners here tend to remodel in order to stay, so the work leans toward kitchens, primary suites and additions done once and done right.

Owner-occupied, detached and spread out

Harvard has about 6,800 residents on roughly 26 square miles of land, which makes for a thinly settled town. Census figures put owner occupancy near 92 percent and detached single-family homes at about 85 percent. The median home was built in 1971, with around 19 percent predating 1940 and about 14 percent built since 2000.

Put together, that describes people who own their houses and plan to keep them. Remodel requests in a place like this run long: a kitchen meant to work for decades, a first-floor primary suite so the stairs stop mattering, an addition instead of a move. Those jobs reward slow decisions up front and fast, clean execution once the decisions are made. It also means the owner is usually living in the house during the work, so dust control and a clean site each day matter.

That pace suits the way we work. A walkthrough comes first, then a written scope that spells out what is included, what is an allowance and what stays unknown until the walls open. Changes go in writing before the crew acts on them, so the scope remains an accurate record of the house.

Additions on larger lots

Room on the lot makes an addition realistic, but land is only part of it. Footings go below frost depth, commonly about four feet in Massachusetts, and the new framing has to tie into the existing roof and floors so the two read as one house. Many homes on larger lots run on septic, and adding a bedroom triggers a Title 5 design flow review. We bring that up in the first conversation, not after drawings are done.

The permit goes through the building department under 780 CMR, and Steve's unrestricted Construction Supervisor License covers the structural work. Inspections typically fall at framing, rough electrical and plumbing, insulation and final, and you hear from us as each one passes. Setbacks and other zoning limits are checked before drawings are finished.

Additions also bring exterior choices that last: roof pitch, trim profiles, siding and windows. We match the existing house unless you want the new part to read as distinct, and we settle that early because it shapes the framing. Decks and porches tied to an addition get footings below frost depth and go through the same permit process.

Early-1970s houses and what they hide

A house from around 1971 is old enough to have aging systems and new enough to look sound. Wiring has often been added to over the years by different hands, insulation tends to be thin by current standards, and the windows and sliders may be original. None of it shows until a wall comes open. Plaster is less common in houses of this age, though some were built with it.

On the outside, a house from this era may have its original roof sheathing under a second layer of shingles, and siding that was covered over rather than replaced. When an addition or a reroof exposes those, we look at what is underneath and tell you what we see before deciding anything for you.

We open those walls carefully, and licensed electricians and plumbers evaluate what they find. A home built before 1978 is handled with lead-safe work practices. Harvard is about 48 miles northwest of Raynham, and the site is cleaned and secured at the end of every working day. You deal with Steve directly from the walkthrough through the final inspection.

Harvard questions

We want a first-floor primary suite. Where does that usually go?

Either in reworked existing space, such as a den or garage, or in an addition. We look at both at the walkthrough and explain what each involves structurally.

Does an addition affect our septic system?

If it adds a bedroom, Massachusetts Title 5 rules require a design flow review, which may affect the system. We raise it early so it does not stall the project later.

How do you keep an addition from looking tacked on?

Rooflines, trim, siding exposure and window proportions are matched to the existing house. The framing ties in properly so floors and ceilings meet without steps or seams.

Who will we talk to during the job?

Steve. You get regular updates, changes in writing before they happen, and a direct line at (781) 974-4263.

Are Harvard houses mostly old or new?

By census figures the median Harvard home was built in 1971. About 19% of the housing predates 1940 and about 14% went up after 2000. We plan the inspection of framing, wiring and plumbing around that age.

Do most people in Harvard own their homes?

About 92% of Harvard homes are owner-occupied and about 85% are single-family detached houses. That split decides whether a job is planned around a family living in the house or a lease date.
