Millbury's older houses, repaired from the foundation up

Close to a third of Millbury's homes were built before 1940, and the town's median house dates to 1965. An older house rewards a remodel that starts underneath, with the foundation and framing, before anyone picks out a countertop.

Reading an old house from the basement

Millbury borders Worcester on the south, about 42 miles northwest of Raynham, and census figures count about 13,900 residents in roughly 5,550 homes. About 30 percent of those homes predate 1940. That is a lot of houses old enough to sit on fieldstone or rubble foundations, with timber sills and floor framing that has been moving for the better part of a century.

Before planning a kitchen or bath in a house like that, we go downstairs. Fieldstone foundations can stay sound for generations, but mortar washes out, stones shift and water finds a way in. Sills rot where they sit low against the grade. Joists get notched by whoever ran pipe decades ago, and the floor above sags to match. None of it shows from the living room. A flashlight and a moisture meter in the basement tell us more about the job than an hour upstairs.

Structure first is the order that keeps finished work from cracking. That can mean sistering joists, replacing a run of sill, adding a beam or post on a proper footing, or repointing and sealing the stone. Structural work on a one- or two-family home falls under the Massachusetts Construction Supervisor License, and Steve holds an unrestricted one.

Kitchens and baths that were added on in pieces

Old houses rarely got their kitchens and bathrooms all at once. A bath carved out of a bedroom closet, a kitchen pushed into a former porch, a half bath tucked under the stairs: each change arrived with its own floor height and its own wiring from its own decade. Opening those rooms tells the history, and it is not always tidy. Stairs may be steep, doorways narrow and ceilings uneven, and the plan works with those things rather than pretending they are not there.

Expect plaster and lath, and expect lead paint in any layer applied before 1978, which is why demolition here runs under EPA RRP lead-safe rules. Knob-and-tube wiring and an undersized electrical service are common finds, and the licensed electrician deals with them before walls close. Floor heights get evened out so new tile does not end in a step at the doorway.

Open walls are also the moment to insulate and air seal. Empty cavities in old walls are a main reason these houses run cold, and since many Massachusetts towns follow the stretch energy code, new work in those walls is built to whatever standard applies.

Two-families and the newer side of town

Detached single-family homes make up about 66 percent of Millbury's housing, so a good share of the rest are two-families and other multi-unit buildings. Owner-occupancy runs about 74 percent. Some projects therefore involve a rented unit, and the planning has to account for tenants, shared stairs and shared utilities. Those buildings often share a foundation, a roof and sometimes a heating system, so work on one side can affect the other.

The town also has a newer side, about 15 percent of homes built since 2000, and those come with a shorter list: finish a basement, update a bathroom, add a deck on footings below frost depth. They go quicker because nothing underneath is a mystery. Insulation and air sealing in those houses mostly need checking rather than rebuilding.

Either way the job runs the same. You get a written scope, changes agreed in writing before they happen, inspections at the stages the permit requires, and a site cleaned up and closed off at the end of every day. Those habits come from two decades in the trade.

Millbury questions

How do I know if my fieldstone foundation needs work?

Signs include crumbling mortar, damp or wet walls, shifted stones and sagging floors above. We look at it during the walkthrough and tell you whether it needs repair before any interior work.

Will opening my walls turn up old wiring?

In a house built before 1940 it often does, including knob-and-tube. A licensed electrician replaces what needs replacing before we insulate and close the walls.

Can you level the floors in an old house?

Usually we can get them close. Sistering joists, adding support beneath and building up the subfloor are the typical methods, and how far to go depends on how much the house has settled.

Is it worth insulating old walls during a remodel?

Yes, when the walls are already open. It is the easiest moment to do it, and it makes a noticeable difference in an older house that has had little or no insulation.

When were most homes in Millbury built?

By census figures the median Millbury home was built in 1965. About 30% of the housing predates 1940 and about 15% went up after 2000. That mix tells us what to look for behind the walls before we write the scope.

How many Millbury homes are rented?

About 74% of Millbury homes are owner-occupied and about 66% are single-family detached houses. Rental and owner work get different finish lists, and the scope says which one we are writing.
