Paxton's mid-century houses, rebuilt with care

Paxton's median home was built in 1966, and close to nine in ten are detached single-family houses lived in by their owners. Many of those mid-century houses are ready for their first serious update since they were new.

Paxton's housing by the numbers

Paxton's census numbers show about 5,000 residents and close to 1,700 homes. One house in eight is older than 1940 and about one in seven is newer than 2000, which leaves the large middle of the stock in the postwar decades. Detached houses make up about 88 percent of the stock, and owners occupy 89 percent of it.

Houses from the mid-sixties went up with far less insulation than any code allows today, and with the bathrooms and kitchens of their time. Some have been updated once or twice since. Others still have the original tile, a cast iron tub and a fuse panel that someone swapped for breakers decades ago without adding a single circuit. Layouts from that period also put the kitchen in its own room at the back of the house, which is the first wall most owners ask about.

When nearly every house is owner-occupied, the person hiring us is almost always the person living with the work. We phase the job where it helps, so the house stays usable while one room is torn apart. A family with one bathroom, which is common in a house this age, needs a plan for the days that bath is out, and we settle it before demolition.

Insulation, ice dams and the roof line

Mid-century attics tend to have thin insulation and leaky ceilings. Warm air reaches the roof deck, melts the snow, and the water refreezes at the cold eaves. That is an ice dam, and it is one of the most common reasons a homeowner in this part of the state calls about a ceiling stain.

When we reroof or remodel a top floor, the attic becomes part of the same job. Air sealing and insulation follow the energy code Paxton has adopted, and the roof gets ice and water protection along the eaves, run far enough up the slope to cover the zone where ice actually builds. Fixing the cause beats repainting the same ceiling every spring. Bathroom fans in these houses often vent into the attic itself, adding moisture to the problem, and we route them outside while the ceiling is open.

Houses from 1966 are also presumed to carry lead paint on original surfaces. Sanding, scraping or tearing out painted trim happens inside containment, with cleanup to the federal lead-safe standard before you walk back into the room.

Starting a remodel in Paxton

Paxton is about 53 miles northwest of Raynham. We plan the first visit so Steve sees the house in person before writing anything: the basement, the electrical panel, the attic and the rooms you want changed.

A first-floor bath or a bigger kitchen in a house this age usually means new circuits, new plumbing runs and a hard look at whether the original framing can take the change. Joists notched decades ago for a drain line are a common find under old bathrooms, and they get sistered or headered before new tile goes down. Electrical and plumbing go to licensed tradespeople, as Massachusetts requires. The town's building inspector reviews framing, insulation and the finished job under 780 CMR, and a home on septic needs its system checked against Title 5 before a bedroom is added. We would rather find a limit on paper than after the framing is up.

The scope you sign lists the work and how any change gets priced. You hear about a change when it happens, not after. Each day ends with the site picked up and the house closed tight against the weather. If a roof is open, it is covered before the crew leaves, whatever the forecast says.

Paxton questions

Why does my Paxton house get ice dams every winter?

Usually because heat escapes through the attic and melts snow on the roof, which refreezes at the eaves. Air sealing and insulation fix the cause, and ice and water protection at the eaves limits the damage.

Can a 1960s bathroom be rebuilt without gutting the house?

Yes. We contain the room, protect the path in and out, and rebuild the bath with new plumbing, a waterproofed shower and current electrical while the rest of the house stays in use.

Is my old fuse-to-breaker panel enough for a new kitchen?

Often it is not. A licensed electrician checks the panel and service against the new appliances and lighting, and any upgrade is written into the scope up front.

Do you stage work so we can stay in the house?

We do when the job allows it. The phasing is planned before work starts so you know which rooms are out of use and for how long.

When were most homes in Paxton built?

By census figures the median Paxton home was built in 1966. About 12% of the housing predates 1940 and about 14% went up after 2000. That mix tells us what to look for behind the walls before we write the scope.

How many Paxton homes are rented?

About 88% of Paxton homes are owner-occupied and about 88% are single-family detached houses. Rental and owner work get different finish lists, and the scope says which one we are writing.
