Pembroke's newer houses, reworked for how people live

Pembroke has fewer old houses than most South Shore towns, with less than a tenth built before 1940 and a fifth built since 2000. The work here is less about rescuing plaster and more about fixing layouts that stopped fitting.

A town that mostly built after the war

Census figures show about 18,300 people in roughly 6,800 homes, with a median year built of 1977. Only about 8.5 percent of Pembroke houses predate 1940, a low share for this part of Massachusetts. Most of what we see are raised ranches, split-levels and colonials from the 1970s and 1980s, plus a solid layer of houses built after 2000. Much of that housing is now forty to fifty years old, the age when original kitchens, baths and windows all come due at once.

Those houses rarely hide balloon framing or knob-and-tube wiring. What they do have is a kitchen boxed in by walls, a formal living room nobody uses, a lower level that was half-finished thirty years ago, and baths from the 1980s that are starting to leak at the tile line. Anything older than 1978 still gets lead-safe practices. Early replacement windows, tired electrical panels and undersized bath fans show up often in houses from this era.

The few genuinely old houses in town get the careful treatment they need. We look at the sills and the framing before quoting the finish work. In a town where most houses are newer, those older homes are often bought for their character, and the work should respect it.

Raised ranches, split-levels and opening them up

A split-level or raised ranch can be one of the better houses to remodel, because the floor plan often has a single wall between the kitchen and the rest of the main level. Whether that wall can come out depends on what it carries. If it carries load, we tell you before anyone swings a hammer, and the written scope includes the beam, the posts and the footing under them.

The lower level is the other big opportunity. Many of these houses have a finished-ish room and a utility area. We frame, insulate and finish it properly, deal with any water first, and check egress if someone will sleep there. Split-levels also bring half-flights of stairs that have to stay safe and meet code when the rooms around them change.

In houses built after 2000, the bones and wiring are usually close to current, so the money goes into the finishes and the layout. That is often where a kitchen rebuild or a custom tile bath makes the most sense. Owners of newer houses also ask about a covered porch or a deck off the kitchen, and we design the footing and ledger connection properly.

Working around ponds, families and long-term owners

Pembroke has close to two square miles of water within its lines, and about 87 percent of its homes are owner-occupied. Most are single-family, about 81 percent detached. People here usually remodel to stay, and they are living in the house while we work. Houses near water often have a damp lower level, so moisture is the first thing we check before a basement gets finished.

We are about 16 miles southwest in Raynham. That puts Steve on site often enough to answer questions in person. Dust stays contained, floors are protected, and the site is cleaned at the end of every day.

Permits go through the town building department under 780 CMR, with inspections at framing, insulation and final. If an addition puts a new bedroom on a septic system, the Title 5 review is part of the plan from the start. Your written scope spells out what is included, what is an allowance, and how changes are priced.

Pembroke questions

Can you remodel a split-level so the main floor feels open?

Often yes. We check whether the wall between the kitchen and living area carries load, and if it does, the beam and supports are in the written scope.

Is it worth finishing the lower level of a raised ranch?

It is often one of the better uses of space. We address any moisture first, then frame, insulate and finish, and confirm egress if it will be a bedroom.

My house was built in 2004. What needs updating?

Usually the finishes and layout rather than the structure. Kitchens, baths and basements are the common projects in houses that age.

Do you clean up each day?

Yes. We contain the dust, protect the floors and leave the work area clean at the end of every day, since most owners stay in the house.

When were most homes in Pembroke built?

By census figures the median Pembroke home was built in 1977. About 8% of the housing predates 1940 and about 20% went up after 2000. That mix tells us what to look for behind the walls before we write the scope.

How many Pembroke homes are rented?

About 87% of Pembroke homes are owner-occupied and about 81% are single-family detached houses. Rental and owner work get different finish lists, and the scope says which one we are writing.
