Wellfleet remodels that start with knowing the house

Wellfleet has nearly as much water as land by census count, about 16 square miles against 20. Its old and new housing slices are almost exactly the same size, so every remodel there starts by working out which kind of house it is.

Water on almost half the map

Of Wellfleet's roughly 35 square miles, about 15.6 are water. For a builder that means a large share of houses within reach of salt air, steady wind and damp, and exteriors that wear faster than they would a few towns inland. Sea air carries inland farther than people expect, so even a house that does not overlook the water should be built as if it might.

The census counts about 4,350 residents and roughly 4,860 homes, more homes than people, which on the Outer Cape points to a lot of seasonal ownership. Nearly nine in ten homes are detached houses, and about 86 percent of the occupied ones are owner-occupied. The town sits roughly 52 miles east of Raynham as the crow flies. Many owners will be off-Cape when the work happens.

The median house was built around 1976. About 14.3 percent went up before 1940 and about 14.4 percent since 2000, two slices of almost identical size at opposite ends of the calendar. Between them sits the large middle, houses mostly built in the decades around that median year. Each of the three groups asks for a different conversation at the first walkthrough.

Two very different kinds of Wellfleet job

The older houses ask the most questions. Expect plaster walls, possibly balloon framing with stud bays running floor to floor, fieldstone or early foundations, and sometimes knob-and-tube wiring that only shows itself during demolition. Wiring is replaced by a licensed electrician, balloon-framed walls get fire blocking when they are opened, and painted surfaces in any house built before 1978 are handled with lead-safe practices under EPA RRP.

The newer houses are another job entirely. Drywall, platform framing and recent systems mean the work is mostly about the rooms: reworking a kitchen, replacing a builder-grade bath with custom tile, adding a deck or screened porch where the original plan stopped short. Those houses also tend to be easier to plan precisely, since what the drawings show is usually what is in the walls.

Knowing which you have changes how the scope is written and what we warn you about up front. We walk the house with you before any number is put on paper, and we tell you plainly when an old house is likely to hide more than it shows.

Decks, roofs and trim that face the weather

Decks take the worst of a coastal setting. We set footings below frost depth, commonly about four feet in Massachusetts, flash the ledger where it meets the house, and use fasteners and connectors rated for salt exposure. Boards are spaced to drain and dry, because water sitting on a deck is what rots it.

Roofs and trim wear on the same clock. Ice dams form on low eaves through freeze-thaw winters, so roof work includes ventilation and ice barrier at the edges, and shingles go on to the manufacturer's wind instructions. Trim and sills get checked for rot from the bottom up, since that is where water hides. Siding and window trim on the weather side are worth checking at the same visit, because rot there usually means water has been getting in for a while.

If a house sits inside a local historic district, the district commission reviews exterior changes, and we find out if that applies before the design is drawn. If the plan adds a bedroom on septic, a Title 5 design-flow review comes first. Owners who are away much of the year get photo updates at each stage, with any finding priced before it is touched.

Wellfleet questions

Our house was built before the war. What should we expect when the walls open?

Plaster, older framing methods, and sometimes knob-and-tube wiring or lead paint. We plan for those from the start, use lead-safe practices, and show you anything unexpected with a price before it is fixed.

How do you build a deck that holds up near salt water?

With footings below frost depth, a flashed ledger, salt-rated fasteners and connectors, and boards spaced to drain. The framing and hardware matter more than the decking you see.

Can you match the existing trim on an older house?

We match profiles and detail as closely as the material allows. When an exact match is not available, we show you the options side by side before anything is installed.

Do we need approval to change the outside of our house?

Structural exterior work needs a building permit, and a house inside a local historic district also goes to the district commission for review. We check which applies before the design is drawn so the plan does not have to be redone.

When were most homes in Wellfleet built?

By census figures the median Wellfleet home was built in 1976. About 14% of the housing predates 1940 and about 14% went up after 2000. That mix tells us what to look for behind the walls before we write the scope.

How many Wellfleet homes are rented?

About 86% of Wellfleet homes are owner-occupied and about 90% are single-family detached houses. Rental and owner work get different finish lists, and the scope says which one we are writing.
